Karthigeyan Pages: 1 - 15 Abstract: The term "Transfer of development rights" (TDR) means making a certain amount of additional built-up area available in lieu of the area that the landowner has given up or surrendered, so that allowing him to use the extra built-up area himself or transfer it to another party in need of the extra built-up area for an agreed fee. The Transfer of Development Rights (TDR) is one of the tool that can be used to speed up the development of the city's infrastructure. They are available for purchase and sale on the open market as TDR Certificates. These certificates are inturn used in increase in FSI of the buildings. This research paper has addressed the issue by concentrating on the deployment of TDR and TDR certifications, which increase the public's and builders' use of TDR for development. In order to establish vital infrastructure projects like widened highways, formation of new roads, public parks or playgrounds, or other municipal amenities, the Government must make the obligatory acquisition of property parcels owned by private residents. Land acquisition is typically a time-consuming, difficult, and expensive procedure. The Government introduced TDR to reduce the amount of time needed for acquisition and purchase of land with the least amount of inconvenience. Private owners used to incur a loss on their investment since the Government's compensation was less than the property's actual market value. Private owners can now acquire TDR in the form of certificates. They can utilise these certificates for personal use or even exchange them for cash on the open market. To fulfil the purpose of the research, an in-depth literature review was conducted on various articles, journals and research papers from various trusted sources was conducted, which further led the researchers to conduct a small survey on the employees who are either working on Working from Home basis or have an experience related to the same. The questions in the survey were aimed at deriving the impact of Working from Home on a micro scale on the employees’ physical and mental well-being and the changes they adopted in their residence. At a larger scale, inferences from the survey, articles and journals delivered the observed impact of Work from Home on employers and the concerned organisations. Conclusions drawn from the above study depicted the impact of Work from Home practice on architecture, possible benefits availed by the organisations and the employees and the development of a region. Authors:Riya Jain Pages: 26 - 32 Abstract: A lot of earthquakes occurred worldwide, but people are unaware of how to cope with them. Finding an appropriate emergency shelter location for disaster victims is one of the most crucial factors in disaster response. This research paper aims to review the impact of earthquake disasters on communities, infrastructure, and the environment. Four assessment criteria—optimization objective, decision variable, technique, and victim identification—were discovered through preliminary literature analysis. To fulfill the purpose of this research, case studies were reviewed. This review helped develop a strategy for selecting emergency shelter places that are both cost-effective and protects the people. These shelters not only give people somewhere to stay, but they also aid in rehabilitation by alleviating the trauma of the tragedy [1]. It helped us distribute the disaster victims to the predefined shelter location [2]. Based on the gaps identified through the case studies, a study was conducted which helped answer these questions. By doing so, we will be able to provide for and improve the living conditions of the victims and create a sense of awareness of earthquake disaster risk among people.
