  • Barriers to the green retrofitting of existing residential buildings

      Abstract: This study aims to examine the challenges for green retrofitting implementation in existing residential buildings to lower the running cost and achieve a better energy-efficient system. This study adopted a qualitative approach by interviewing conveniently selected 16 construction professionals, made up of architects, quantity surveyors and engineers. Data received were analysed using the content analysis method. The findings revealed that the main barriers to incorporating green retrofitting in the existing residential buildings as the nature of the existing structures, limited knowledge, not being a priority and high costs involved in the process. Moreover, other factors influencing property developers’ decision to apply energy-efficient principles in a residential home include cost (initial capital and maintenance), level of knowledge, nature of the climate in the area, local legislation, more independence and increasing the property’s market value and environmental aspect. This study is limited to South Africa; thus, the literature available was limited. People’s perceptions, either wrong or correct, affect their ability to make an informed decision to adopt green retrofitting principles, thereby denying them the opportunity to reap the associated benefits. Therefore, there is an urgent need for the construction industry stakeholders and government to increase educational opportunities for property owners on the importance of green retrofitting. This study provides the occupants with the possible barriers and problem areas with implementing these principles. They will thus make an informed decision when implementing sustainable design methods.

  • Identifying the influential factors on the effectiveness of industrial
           parks and using an MCDM method to rank them: case study of Iran

      Abstract: This study aims to detect the influential factors and their respective variables that affect the effectiveness or demand-driven level of the industrial parks in Iran. A hybrid procedure is sought to be developed, which embraces both qualitative and quantitative methodologies to identify the aforementioned factors and variables. This study is incorporated with both qualitative and quantitative methodologies. To implement the qualitative approach, the researchers used focus groups and the related literature. The quantitative methodology has been carried out via a reliable questionnaire that obtained the viewpoints of 700 experts. The reliability of the designed questionnaire has been investigated through Cronbach’s alpha coefficient. By conducting several one-sample t-tests, it was confirmed that the identified factors and variables are significantly influential on the effectiveness of Iran’s industrial parks. The Kruskal–Wallis statistical test was used to determine the priorities of the factors. This research also used a multi-criteria decision-making method, namely, the weighted aggregates sum product assessment (WASPAS) to rank 15 industrial parks of Khorasan province in Iran according to the identified factors. Comprehensive analyses have been conducted on the identified factors. Results indicate that the infrastructural facilities factor has the highest priority when it comes to affecting the effectiveness of the industrial parks. After that, industrial land and internal factors take the second and the third positions in terms of importance. A total of 15 industrial parks of the aforementioned province have been ranked by the WASPAS. The ranking offered by the WASPAS has been approved by the experts. Based on the literature investigations, the authors were convinced that there is a scarcity of studies investigating the influential factors that affect the effectiveness or demand-driven level of industrial parks (especially in Iran). Hence, this research has been conducted to propose a procedure equipped with quantitative and qualitative techniques that detect these important factors and their subordinate variables. By means of the developed procedure of this research, it is possible to locate future industrial parks, plan for establishment of future industrial areas and plan for development of current industrial parks.

  • Delphi study for evaluating key risk factors inherent in public-private
           partnership (PPP) power projects in Ghana

      Abstract: This study aims to evaluate the key risk factors inherent in public–private partnership (PPP) power projects in Ghana and further determine the critical risk factors affecting both the public and private sectors in PPP power projects. Ranking-type Delphi survey in two rounds was conducted to establish a comprehensive list of critical risk factors of PPP. Purposive and snowball sampling techniques helped obtain experts for the Delphi survey. Mean score ranking, factor analysis, Cronbach α coefficient and Kendall’s concordance were used for analysis. The probability of occurrence and severity of each risk factor were computed to obtain the risk impact. From the list of 67 risks, 37 risk factors were deemed to be critical. The five topmost risk factors were: delay payment on contract, private investor change, political risks, fluctuating demand of power generated and public opposition. Principal component analysis grouped the risk factors into seven major themes. This study develops an authoritative risk factor list for PPP power projects, which reflects both sector and country conditions for prioritizing and mitigating risk factors. Delphi approach adopted in this study can be used by future studies in similar environments where PPP is novel and expert respondents scarce.

  • A systematic review of green building practices implementation in Africa

      Abstract: The purpose of this study is to conduct a systematic review on encumbrances facing the implementation of GBP in selected African countries. Green building practices (GBP) implementation is germane and promotes the development of a green environment and buildings. Many studies have been conducted on the encumbrances faced with GBP implementation, especially in developing countries. But evidence of a comprehensive study that investigates and analyses these hindrances from different developing countries is missing. Therefore, a systematic review is conducted systematically reviewing the current literature on encumbrances facing the implementation of GBP in selected African countries. Also, the study proffers possible drivers for stakeholders to promote GBP in African countries. A total of 38 published papers were identified from the Web of Science, Scopus database and supported with materials from Google Scholar related to Africa’s GBP. The continent was divided into five regions, and each region covered three countries. Two themes emerged from the analysed review – encumbrances facing GBP implementation and possible drivers for stakeholders to promote GBP in African countries. A total of 18 encumbrances and 18 drivers were identified from the analysed literature and grouped into 6 sub-themes. Current empirical articles were reviewed to suggest the drivers for stakeholders to promote GBP that emerged from this paper. Thus, to enrich the results from this paper, primary source data of regional studies of GBP in Africa’s context should be carried out via the mixed-methods design. A total of 18 drivers were identified for stakeholders to promote GBP in Africa and form part of the paper’s implications. Also, the paper findings would serve as a treasured suggestion for the stakeholders (policymakers, construction practitioners, clients and academics) who are fascinated by the promotion of GBP across African nations. This is possibly the foremost analysed systematic review study on GBP implementation in Africa. Therefore, it fills the theoretical gap and proffers possible drivers for stakeholders to promote GBP in the African context.

  • Structural equation modelling of risk factors influencing the success of
           building projects

      Abstract: Despite several research efforts tackling construction project risks globally, tertiary education building projects are not devoid of experiencing risks with cascading effects on projects. In the past decades, there has been increasing application of linear assessments of risks in construction risk management practices. However, this study aims to assess the influence of risk factors on the success of tertiary education building projects using a structural equation modelling approach. This study will further reinforce the risk factors that require attention because risk factors are not linear but interdependent. A quantitative research method was undertaken in this study, where data collection was achieved via a structured questionnaire survey. In total, 452 questionnaires were administered to client representatives, consultants and contractors involved in executing tertiary education building projects across five public tertiary education institutions in Ondo State, Nigeria. Of 452 questionnaires, 279 were found usable for the analysis, implying a response rate of 61.73%. The Cronbach α test, average variances extracted and composite reliabilities values show high reliability and internal consistency of the instrument used for data gathering. Furthermore, the study adopted percentile, mean, correlation, regression analysis and structural equation modelling for analyzing the data collected upon which the study’s inferences were based. The study found that three out of six criteria for measuring the success of tertiary education building projects were significantly affected by risk factors while using the structural equation modelling technique. With this non-linear method of assessment, completion to time was significantly impacted by environmental risk factors. In addition, safety performance was also significantly influenced by logistic, environmental and legal risk factors; furthermore, logistics, design and environmental risks significantly affected profit. However, completion to cost, standard/quality and end-user satisfaction was not significantly affected by the risk factors in tertiary education building projects. The quantitative data used for the analysis are limited to the tertiary education building projects from selected five tertiary education institutions in Ondo State; therefore, the results do not indicate all tertiary institutions in Nigeria. In addition, the findings are based on building projects that were procured through a competitive tendering arrangement only and thus considered a limitation for this study. Not all the risks significantly influence the tertiary education building projects. Therefore, risk factors with a significant effect on the success indicators of tertiary education building projects should be prioritized for a successful project. While risk factors have not affected the completion to cost per se, the study implies that the resultant effect of risks on other success indicators could have a cascading effect on these projects in terms of cost and time overruns. These results may assist during the project risk management while also addressing complexity and uncertainty to avoid chaos in a tertiary education building projects. The study found significant construction risk factors impacting the success of tertiary education building projects using a non-linear methodology, an extension beyond the usual linear method of assessment of risk impacts on the project performance.

  • Multiobjective and multivariable optimization for earthmoving equipment

      Abstract: Efficient management of earthmoving equipment is critical for decision-makers in construction engineering management. Thus, the purpose of this paper is to prudently identify, select, manage and optimize the associated decision variables (e.g. capacity, number and speed) for trucks and loaders equipment to minimize cost and time objectives. This paper addresses an innovative multiobjective and multivariable mathematical optimization model to generate a Pareto-optimality set of solutions that offers insights of optimal tradeoffs between minimizing earthmoving activity’s cost and time. The proposed model has three major stages: first, define all related decision variables for trucks and loaders and detect all related constraints that affect the optimization model; second, derive the mathematical optimization model and apply the multiobjective genetic algorithms and classify all inputs and outputs related to the mathematical model; and third, model validation. The efficiency of the proposed optimization model has been validated using a case study of earthmoving activities based on data collected from the real-world construction site. The outputs of the conducted optimization process promise the model’s originality and efficiency in generating optimal solutions for optimal time and cost objectives. This model provides the decision-maker with an efficient tool to select the optimal design variables to minimize the activity's time and cost.

  • AS/R system travel time in class-based storage with different input-output
           point levels: a proposed formula

      Abstract: This paper aims to propose a simulation model integrated with an empirical regression analysis to provide a new mathematical formulation for automated storage and retrieval system (AS/RS) travel time estimation under class-based storage and different input/output (I/O) point vertical levels. A simulation approach is adopted to compute the travel time under different warehouse scenarios. Simulation runs with several I/O point levels and multiple shape factor values. The proposed model is extremely precise for both single command (SC) and dual command (DC) cycles and very well fitted for a reliable computation of travel times. The proposed mathematical formulation for estimating the AS/RS travel time advances widely applied methodologies existing in literature. As well as, it provides a practical implication by supporting faster and more accurate travel time computations for both SC and DC cycles. However, the regression analysis is conducted based on simulated data and can be refined by numerical values coming from real warehouses. This work provides a new simulation model and a refined mathematical equation to estimate AS/RS travel time.

  • Contrivance interrelated building components and defects factors:
           qualitative survey approach on government buildings

      Abstract: The purpose of this paper is to identify the key aspects of building defects performance cases in relation to the building components focusing on the government-owned buildings and to enhance government’s role to curb the building defects to reoccur. The qualitative research method approach was adopted with a total of 5,243 specific building defects identified and accumulated from actual building projects and provided feedback on the defects associated with the Government of Malaysia’s owned buildings. This paper statistically validates that building defects are a staid delinquent matter fronting the construction industry in Malaysia. This matter needs to be tacked by all the parties involved in the industry. This paper proposes a factual statistical statement that is proved to be a practical and suitable measurement in correcting building defects and preventing them from reoccurring. Future research could focus on developing a defect performance measurement on real projects now focusing on private buildings as well. The defects performance statistical measurement is anticipated to prove the problematic rate of defects occurrence on government-owned structures, as the key elements on the national defect preventive strategy which have to be taken into account. The outcome of this paper is significant in its own right and serves as a platform for future research in this area.

  • Barriers to building information modelling and facility management
           practices integration in Nigeria

      Abstract: This paper aims to explore and review the critical perspectives of stakeholders in the facility management (FM) industry as regards the barriers to building information modelling (BIM) integration, with the view to providing significant insights to mitigate the barriers to BIM implementation. An extensive literature review was conducted to identify critical barriers to BIM–FM integration. Ten categories of barriers were identified from the literature review and used to design a Likert scale-based questionnaire, which was administered to registered members of International Facility Management Association based in Lagos, Nigeria. The data collected were analysed using both descriptive (mean score, standard deviation, frequency tables and charts) and inferential statistics (Shapiro–Wilk and Kruskal–Wallis tests). The descriptive and inferential analysis demonstrated a disparity in the ranking of the ten barriers among the groups. Six (out of ten) barriers to BIM implementation for FM practices are identified as critical (mean score greater than 4.0): insufficient awareness levels of BIM–FM integration benefits, non-existence of contractual and legal framework for BIM implementation, limited studies on BIM–FM inter-relationship, poor acceptance levels and resistance to change among stakeholders, perception of BIM and inadequacy of mode data. And the results of the one-sample t-tests show that there were statistically significant differences in the six. This study offers significant insights to industry stakeholders in understanding BIM implementation barriers in FM, as well as the framework for mitigating them. These findings could also be applied to other developing countries, with special consideration given to locational differences. The valuable information provided in this study could be used as a roadmap to improve BIM–FM practice implementation in Nigeria. It also measured differences in the opinions of professionals.

  • Underutilisation of information communication and technology in the public

      Abstract: The construction industry’s daily processes demand heavy data usage and communication between project participants to meet client requirements. Thus, the application of information technology in project implementation has been increasing in the construction sector (CS) lately. However, the same cannot be seen in public sectors responsible for implementing government projects in South Africa. This study aimed to investigate the causes and effects of the underutilisation of information communication technology (ICT) in the building section of a public sector in a municipality in South Africa. A qualitative approach was adopted for the study, using a public sector in one of the municipalities as a case study. Face-to-face interviews were conducted among the building unit workers, using unstructured interview questions. The data collected were analysed using the ATLAS.ti software. The findings indicate a lack of understanding of existing and newly available ICT software and hardware technology among staff within the building technology due to lack of digitalisation in construction projects implementation, inadequate system upgrades, lack of adequate ICT resources, lack of financial resources for internet and software application subscriptions and lack of ICT training leading. The issues mentioned above have led to the outsourcing of projects professionals, slow pace of electronic emails, untrained professionals, usage of different and unlicensed software, resulting in the underutilisation of ICT within the whole building section. This change also adversely affects all officials, especially the junior officials who have graduated using the most recent ICT technology during their studies. The building department of only one public sector was used for the study; therefore, the findings may not be generalisable. The case study public sector’s name is withheld for confidentiality purposes. Adequate change management and continuous development, combined with the allocation of proper resources, would be necessary for all staff members. Enormous investments had to be made in the ICT equipment by providing a sufficient budget in the building section of the public sectors. The building section within public sectors should provide change management to all aged skills staff by attending seminars to learn new ICT technology applied within its work environment. The study established the causes of the underutilisation of ICT in the CS, especially in the public work departments and municipalities, and how this contributes to service delivery.

      Abstract: The stock market has shown fluctuating degrees of volatility because of the recent COVID-19 pandemic in India. The present research aims to investigate the effect of the COVID-19 on the stock market volatility, and whether the economic package can control the market volatility or not, measured by a set of certain sector-level economic features and factors such as resilience variables. We examine the correlation matrix, basic volatility model and robustness tests to determine the sector-level economic features and macroeconomic factors helpful in diminishing the volatility rising because of the COVID-19. The outcomes of this study are significant as policymakers and financial analysts can apply these economic factors to set policy replies to handle the unexpected fluctuation in the stock market in sequence to circumvent any thinkable future financial crisis. The originality of the paper is to measure the variables affecting the stock market volatility due to COVID-19, and understand the impact of capital market macroeconomic variables and dummy variables to theoretically explain the COVID-19 impact on stock market volatility.

      Abstract: Lean management has been used in various constructions around the world for more than a quarter of a century, and it is an important factor in the construction of new projects. In relation to demolition management, only standards and codes and general principles of demolition of specific buildings were evaluated. The purpose of this study is providing relation between lean management on demolition processes of municipality buildings evaluated. This study investigates the lean demolition of demolished and renovated buildings in a metropolitan area that can be extended to all cities. In the first stage, the effective factors in the demolition of the building based on lean management were identified through a valid questionnaire based on the valid Delphi approach. Social, economic and environmental considerations were considered in designing the appropriate questionnaire. The modified approach between the fuzzy method and partial least squares was used to evaluate important variables. All of the modified processes were developed in MATLAB by the authors of this paper. The results show that customer-focused degradation parameter has the weakest effect and waste removal variable has the most effect on lean management. Statistical results show that there is no significant difference between the effect of lean management on variables such as demolition time, quality and type of construction (p < 0.05).

  • Exploring the impact of the physical work environment on service

      Abstract: The recent COVID-19 emergency has brought to light issues connected to physical work environment, particularly to offices and to its impact on service employees’ internal responses, behaviors and outcomes. As the topic is characterized by fragmented theoretical approaches as well as a lack in consolidated empirical research, this study aims at providing a clear understanding of the main – as well as the most recent – issues debated in academic literature today. The study is a systematic literature review. Specifically, 124 papers, retrieved by Scopus, Web of Science and EBSCOhost research databases, are here systematically analyzed. The main findings are connected to the prevalence of studies investigating employees’ satisfaction and productivity as main outcomes, the increasing attention by academics to new workplace designs, characterized by peculiar attributes such as flexibility and nonterritoriality, and finally, the lower interest in nonoffice working environments. The review sheds light on the current knowledge of the relation between physical work environment and service employees to identify the main issues debated in academic literature and make suggestions for further research. First, the need to explore aspects of the physical work environment and employees’ outcomes that have not been adequately studied. Second, the relevance to investigate the above relation in public sector. Moreover, the importance of careful planning of the physical and virtual work environment in the context of the COVID-19 emergency.

  • A two-stage solution approach for unequal area facility layout problem

      Abstract: The purpose of this article is to develop a bi-directional relaxed flexible bay structure (BRFBS) in the layout for the unequal area facility layout problems (UA-FLPs) and test the suitability of the proposed approach using literature data. This research adopts a two-stage solution approach for UA-FLPs to form BRFBS in the layout. The solution to UA-FLPs is carried out in discrete space. The proposed heuristic method optimises the layout plan for minimising the material handling cost (MHC), and also, it indirectly optimises the space utilisation by reducing the empty space in the layout. The first stage of layout design assumes that all facilities are equal in size and uses quadratic assignment problem (QAP) model. QAP is solved with a simulated annealing heuristic method. In the second stage, a heuristic method is proposed to find the optimum width for each bay and the dimension for facilities. The proposed heuristic method is tested with numerical data available in the literature. Results are compared with the results obtained by layout planning software, and with the simulated annealing algorithm for flexible bay structure (SA-FBS) heuristic procedure for continuous space UA-FLPs. The proposed two-stage solution approach gives the BRFBS for the UA-FLPs. BRFBS helps to create proper aisle structure in the layout plan. The layout configuration and solution of the proposed method is better than the layout planning software solution and SA-FBS solution. The application of the proposed heuristic method to case data gave lesser MHC, better space utilisation and better aisle formation than the existing layout. The proposed approach has the limitation that it can be applied only to UA-FLPs solved in discrete space. When the UA-FLPs are solved in continuous space, then it is not possible to make application of this approach to form bi-directional relaxed flexible bays in the layout plan. Most of the modern industries are automated, and they use material handling equipment (MHE) like automated guided vehicles (AGVs). Design of layout plans that help to create proper aisle structure for AGV’s in the layout plan is a challenging to the researchers. The BRFBS configuration is more suitable in the flexible manufacturing system where AGVs are used for material transportation. This paper proposes a novel two-stage heuristic method for solving the UA-FLPs in discrete space. The proposed approach generates a BRFBS in the layout plan. The BRFBS helps to create a proper aisle structure suitable for better material handling operations. Hence, this type of layout helps in easy interaction of the MHE (e.g. AGVs) with the boundaries of the facilities touching the aisle.

      Abstract: This study aims to adapt analytical hierarchy process (AHP) for choosing the optimal location for sport facilities. The location of a sports facility contributes significantly to its potential success or failure. Therefore, factors affecting such location-related decisions must be carefully studied and prioritized in a systematic fashion. This study develops a seven-step framework which may be used to decide on a location from among several alternatives. Through an extensive literature review, this study first determines the factors affecting sports facility location selection and then applies AHP steps by asking several sports facility owners and managers to assess importance of the criteria. This study determined the sport facility location selection factors as “ease of access,” “facility features,” “financial issues,” “neighborhood” and “market,” and further divided each factor into its subfactors. To illustrate the framework of using AHP as a tool to select the right location for sport facilities, we chose three candidate locations and scored them according to the calculated weight scores of the criteria, identifying the strengths and weaknesses of each location. This study provides several managerial implications that may guide sport facility investors in choosing the right location. This study presents a method to evaluate different factors for different actors of sport industry in a systematic way. Private investors can use the method for securing sufficient number of potential customers in a well-selected location. Government institutions and public policymakers can use the method, possibly with different sets of factors, to decide on the location of public sports facilities to maximize the number of visitors or to reach disadvantaged or underserved populations. This framework of AHP method can help private and public investors and policymakers evaluate and make the optimal decision for choosing sports facility locations. This study contributes both to sport management theory and practice as well as to operation management literature. This study also refined the scattered factors in the literature of selecting a sport facility site in a more understandable and adaptable way.

      Abstract: This research attempts to obtain the effect of unobservable firm-specific characteristics on selling, general and administrative (SG&A) cost stickiness by using panel data. For this purpose, first, the authors describe the one-way error component regression model in panel data and presented that unobservable individual effect how could be estimated. Then the authors tested this panel data’s ability by estimating the effect of unobservable firm-specific characteristics on SG&A stickiness. The authors find, for 195 firm-year of the industrial sector over 5 years, the SG&A costs increase on average at a rate of 0.76% per 1% increase in sales but decrease only 0.51% per 1% decrease in sales. In addition, the authors find that the unobservable characteristics of each company have different effects on SG&A cost stickiness. As the present study is the pioneer study on describe the one-way error component regression model in panel data and presented the unobservable individual effects. The findings of this study can contribute to the realm of this study and the related literature.

  • A mathematical model and a simulated annealing algorithm for unequal
           multi-floor dynamic facility layout problem based on flexible Bay

      Abstract: As far as the authors know, no research has already been carried out on the multi-floor dynamic facility layout problem (MF-DFLP) in the continuous form regarding the flexible bay structure, the number and the variable location of the elevator. Therefore, the present paper models the given problem and attempts to find a sub-optimal solution for it using a meta-heuristic simulated annealing (SA) algorithm. The efficient use of resources has always been a prominent matter for decision-makers. Many reasons including land use, construction considerations and proximity of departments have led to the design of multi-floor facilities. On the other hand, their fast-evolving environment calls for dynamic planning. Therefore, in this paper, a model and the SA algorithm for MF-DFLP are presented. After presenting a mathematical model, the problem was solved precisely in a small size using the GAMS software. Also, a near-optimal solution method using a SA meta-heuristic algorithm is suggested and the proposed algorithm was run in the MATLAB software. To evaluate the presented model and the proposed solution, some test cases were considered in two aspects. The first aspect was the test cases that are newly generated in small, medium and large sizes to compare the exact optimal solution with the results of the meta-heuristic algorithm. Eight test cases with small sizes were solved using the GAMS software, the optimum solutions were obtained in a reasonable time, and the cost of their solutions was equal to that of the SA algorithm. Eight test cases with medium sizes were run in the GAMS software with the time limit of 80,000 s, and the SA algorithm had performed better for these test cases. Two test cases were also considered in large size that GAMS could not solve them, whereas the SA algorithm successfully found a proper solution for each. The second aspect included the test cases from the literature. The result showed that suggested algorithm is more capable of finding best solutions than compared algorithms. In this paper, an unequal area MF-DFLP was studied in a continuous layout form in which the location and number of the elevators were considered to be variable, and the layouts were considered with flexible bay structure. These conditions were investigated for the first time.

      Abstract: This study aims to examine the key components to facilitate flexible work arrangement (FWA) and the issues and challenges arisen in preparing the workplace for FWA during Covid-19, and to recommend better approach of FWA implementation in workplace. This study adopted extensive literature review and case studies approach using interviews and observations to determine the key components to facilitate FWA and the issues and challenges arisen in preparing the workplace for FWA during Covid-19, and to recommend better approach of FWA implementation in workplace. Three offices that owning FWA experience during Covid-19 and featuring flexible workspace concepts, elements and layouts in Klang Valley, Malaysia were chosen as case studies. Findings have suggested that there are four components required to form flexible workspace for FWA adoption, such as open plan workspace design, task-oriented space, hot desking policy and IT infrastructure. Interestingly, the interview findings do not support the idea that the flexible furniture can facilitate FWA; instead, they believe that versatile, acoustical and aesthetical furniture may be installed when necessary. Among the issues and challenges faced were rearranging and designing open office plan layout, hot desk relocation and reconfiguration of spaces where people may congregate. Lastly, this research recommends that innovative planning software and tools, smart technology and apps, modern IT technology and infrastructure, and digital apps can be introduced to the workplace to help FM manage and monitor the facilities operations, workplace situations and occupancy rates. Since the outbreak of Covid-19, FWA such as “Work From Home” and remote working have become the mainstream in the workplace, affecting how the workplace looks and feels as flexible working is fundamentally related to the flexible workspace. From Facilities Management (FM) perspective, FWA is the biggest consequence of Covid-19, but it also presents opportunities and certain challenges to incorporate a new office environment and employees’ needs in terms of FWA into the corporate culture.

  • Implementing energy retrofits in existing hotel buildings using in-house
           teams: the decision-making process

      Abstract: Among the existing buildings, hotels use as much as 50% of their total expenses on energy and offer significant opportunities for energy efficiency improvement. Yet, comparatively the level of implementation of energy retrofits (ER) in hotels appear to be low. This has been mainly attributed, inter alia, to the absence of clearly defined process for ensuring the delivery of ER and lack of proactive guidance for project teams to make right decisions. Hence, this study aims to propose an effective decision-making process, which could support the successful adoption and implementation of in-house-led ER projects in existing hotel buildings. Two in-depth case studies were carried out focussing on ER projects led by in-house teams in existing hotel buildings. Data was collected via 14 semi-structured interviews and was analysed through code-based content analysis. The decision-making process for ER projects led by in-house teams was developed, which presents 39 key activities to be performed and 16 key decisions to be made. The parties responsible for these identified actions and decisions as well as the points at which each decision should be made to ensure the success of ER projects was also identified. A total of 21 new activities and 10 decisions relevant for in-house team led ER decision-making processes previously not found in literature were identified. It is hoped that the decision-making process developed in this study will serve as a roadmap for the effective adoption and implementation of ER in existing hotel buildings.

  • Examining corruption prominence in SIDS – the curse and the cure for
           construction tender practices

      Abstract: Business-to-government corruption has destroyed many businesses and debilitated numerous countries. The paradox of plenty, or the curse of resources, is exacerbated in emerging oil and gas economies, where corruption is rampant. Corruption most frequently occurs within the tendering stage of construction projects and the current debate fails to arrest this ubiquitous boundless construct in small island developing states (SIDSs). The purpose of this study is to explain how the unique features of SIDS contributes to an understanding of B2G corruption during construction tendering. This study elucidates corruption in the tendering process through the lens of collective action and principal–agent theories. Interviews with three experts and a questionnaire survey with 115 practitioners evaluated corruption in Trinidad’s construction industry. Principal component analysis reduced 33 corruption variables to 5 primary causes. In addition, the relative importance of potential solutions for curtailing corruption was assessed. The derived factors highlight that governance within SID oil and gas economies, inadequate tender procedures and practices, reprehensible business growth strategies, unethical misconduct and the social networking context characterise public infrastructure tendering. The recommendations for minimising corruption in tendering are grounded in behaviour and deterrence theories and infused with technological advances. Using surveys and interviews circumvents the limitation of the inability to measure corruption because of the confines of respondents’ recall triggers. However, corruption is mediated by cultural norms, which limits the generalisation of the findings. The study concludes that corruption results from a lack of transparency in the construction supply chain. It leads to an awareness gap between project stakeholders, which is a major risk factor and source of mistrust. The result is a lack of traceable processes and coordination among stakeholders. Consequently, the study fills the gap in responsible socio-economic consumption in SIDSs.

  • New ways of working scale development and psychometric properties:
           validation in higher education institutions in the GCC countries

      Abstract: This study aims to develop a scale for new ways of working (NWW) in higher education institutions in the Gulf Cooperation Council (GCC) countries. The study also intends to validate the psychometric properties of the developed scale. This study targeted the academic staff of universities in the GCC region. Out of the 1,200 questionnaires distributed, only 1,016 questionnaires represented valid responses. Because there was not a unified theory for NWW, the authors developed a six-dimension tool that covered all virtual work aspects and psychometrically validated. The results of exploratory and confirmatory factor analyses confirmed a structural model of six factors: flexible work location; work–life balance; communication; workplace design at home; culture and motivation; and satisfaction. The model showed a satisfactory fit. The scale consisted of 32 items with a high Cronbach’s alpha value of 0.85, which demonstrated good internal consistency. The results also suggested that the NWW scale had adequate convergent and divergent validity. The data for the current study is a cross-sectional that represents a single sector; therefore, it would be more interesting to include more sectors. The study findings contribute to the ongoing debate in feasibility and usefulness of NWW pre, during and post-Covid-19 crisis. This research has offered a new scale for measuring NWW that fits dynamic educational environment where continuous learning and innovation are the key critical factors for survival. For this reason, further future studies need to refine, validate and improve the current scale structure. Also, because the current scale is by no means conclusive, future studies may look at other work characteristics and contextual factors that determine the success of NWW. Practitioners can use the results of the current study as an intervention tool to leverage NWW acceptance to regain benefits and mitigate negative consequences. In addition, policymakers may use the scale as an evaluation tool to examine the readiness of higher education institutions to counter the COVID-19 crisis. The originality of this work stems from the fact that it is the first study to develop a scale for NWW and test its psychometric properties in higher education institutions in the GCC countries, a domain that has been ignored by the extant literature.

      Abstract: This paper aims to compare employee well-being, information flow and relationships with co-workers and supervisors for people working at home and working in different office types before and during the COVID-19 pandemic. A nationwide study of 2,845 Estonian office workers in autumn 2019 and 2,972 in spring 2020 was carried out. It was discovered that in normal circumstances, people at home had similar results to those in a cell office or activity-based office. Open-plan offices were found to be the worst in respect to the facets of work studied. However, in the context of the pandemic, the playing field became more level in some respects and worse in the case of activity-based offices. When telework is well arranged both in terms of facilities and organising the necessary communication and information flow, then it is a viable alternative to working in an office. What is more, employers need to pay more attention to the physical and social work conditions in open-plan offices and also activity-based offices in the context of a pandemic. Previous studies have only compared telework with working in an office in general. Comparing working at home with different kinds of offices gives valuable insights.

      Abstract: Successful implementation of a building information modeling (BIM) for building operation and maintenance (O&M) requires purposeful, early-design identification of end-user-specific model exchange requirements. This paper aims to provide a semantic data-rich classification system for model objects to convey facilities management (FM) requirements in BIM guidelines in support of efficient FM-BIM data workflows. A modularized, repeatable and technical solution for semantic requirements of BIM exchange objects was developed through ontology-based data mapping of the industry foundation classes. The proposed solution further contextualizes syntax per the buildingSMART Data Dictionary schema and provides an implementation agreement to address the quality issues of discipline BIMs and establish consistent modeling and naming conventions to facilitate automated BIM data workflow. The level of semantics (LOS) development framework and the results of LOS implementation focusing on a building mechanical system case project are presented and discussed to showcase the increased efficiency resulting from its implementation throughout the BIM data management workflows. This study represents a pioneering effort to create and implement the LOS schema as a modularized solution in support of automatic BIM data creation, adjustment, verification and transition across the design, construction and O&M workflows of a large owner organization in the Midwest USA.

      Abstract: This study aims to assess the effect of the COVID 19 on small and medium-sized family firms’ risk-taking in Iraq. Data was collected by distributing the questioners. The statistical population consists of 600 employers and small and medium-sized family and non-family firm managers. Hypothesis analysis was carried out after evaluating the questionnaire’s validity and reliability using the structural equation method. The results indicate that COVID 19 influences small and medium-size family and non-family firms’ risk-taking. Since no study carried out so far on the effect of COVID 19 on risk-taking of family and non-family Iraqi small- and medium-enterprise firms and since the political-economic condition of Iraq has been affected recently due to the presence of ISIS, its effects, as well as the civil war that taken place before COVID 19, assessing such a topic can contribute to the development of science and knowledge in this field.

  • From crowd to cloud: simplified automatic reconstruction of digital
           building assets for facility management

      Abstract: The purpose of this paper is to investigate the feasibility of an end-to-end simplified and automated reconstruction pipeline for digital building assets using the design science research approach. Current methods to create digital assets by capturing the state of existing buildings can provide high accuracy but are time-consuming, expensive and difficult. Using design science research, this research identifies the need for a crowdsourced and cloud-based approach to reconstruct digital building assets. The research then develops and tests a fully functional smartphone application prototype. The proposed end-to-end smartphone workflow begins with data capture and ends with user applications. The resulting implementation can achieve a realistic three-dimensional (3D) model characterized by different typologies, minimal trade-off in accuracy and low processing costs. By crowdsourcing the images, the proposed approach can reduce costs for asset reconstruction by an estimated 93% compared to manual modeling and 80% compared to locally processed reconstruction algorithms. The resulting implementation achieves “good enough” reconstruction of as-is 3D models with minimal tradeoffs in accuracy compared to automated approaches and 15× cost savings compared to a manual approach. Potential facility management use cases include the issue and information tracking, 3D mark-up and multi-model configurators. Through user engagement, development, testing and validation, this work demonstrates the feasibility and impact of a novel crowdsourced and cloud-based approach for the reconstruction of digital building assets.

  • Adoption of cloud computing tools for sustainable construction: a

      Abstract: The purpose of this paper is to assess the cloud computing (CC) methods and tools towards the achievement of construction project sustainability in Nigeria. Data were obtained from the literature, complemented by a quantitative method using a questionnaire distributed among 104 respondents comprising mainly construction professionals in Nigeria. Subsequently, data were analysed using the exploratory factor analysis (EFA) method. In addition, the partial least square structural modelling was used to generate a model for the adoption of CC tools for sustainable construction. EFA results indicated that the CC implementation tools could be categorised into four significant constructs: platform, communication, software and data storage. Results obtained from the model showed that platform tools were the most crucial tools for implementing CC in the construction industry. The findings from this study are essential to the pursuit of perception of methods and tools connected to the vagueness of CC for future employees. In addition, the identified CC tools are expected to enhance the success of construction projects. The novelty of this research work will be a benchmark or board for decision-makers to quality by adopting CC methods and tools in Nigeria’s construction projects to achieve their sustainable projects.

  • A review of research in activity-based working over the last ten years:
           lessons for the post-COVID workplace

      Abstract: The purpose of this paper is to map and describe findings from research conducted in workspaces designed to support activity-based working (ABW) over the past 10 years (2010–2020) with a view of informing post-COVID workplaces of the positive and negative attributes of ABW. Scopus was used as the search engine for this review. Papers which reported findings related to ABW and performed field study in ABW workspaces with adult occupants were included. Out of the 442 initial papers, 40 papers were included following iterative title and abstract and full text review process and consideration of inclusion and exclusion criteria. These papers were divided into three groupings (organizational, human and physical environment) based on their major focus. Positive and negative effects of ABW environments on occupants are discussed within these three topics in consideration of the implications for the post-COVID workplace. Although the included studies were inclined to be either more positive (i.e. interior design) or negative (i.e. indoor environmental quality, productivity, distraction and privacy) in relation to various attributes of ABW, no single effect of ABW environments on occupants was in full agreement between the studies. The shortcomings of ABW environments are more related to how this way of working is implemented and how occupants use it, rather than the concept itself. A partial uptake of ABW leads to occupants’ dissatisfaction, lower productivity and lower well-being, while a holistic approach increases the chance of success. It is hypothesised that many currently reported negative aspects of the ABW concept might diminish overtime as ABW evolves and as new challenges arise. A continuous post-occupancy evaluation after relocation to an ABW-supportive environment can inform the organization about the changing needs and preference of the occupants; hence, the organization can tailor the ABW solution to the arising needs. The inter-connection between the three key ABW pillars (organizational, human and physical environment) is crucial to the success of this concept specifically in the context of the post-COVID-19 workplace. This paper highlights the key shortcomings and limitations of studies produced over the past decade and identifies keys gaps in the current body of literature. It provides a new insight on how findings related to open-plan offices designed to support ABW can be categorized on the three big heading of organizational, physical and human-related aspects, and further investigates the positive and negatives outcomes reported on ABW under these headings. It also discusses how the findings arising from this literature review can inform the post-COVID workplace.

      Abstract: This study aims to assess the accessibility of women to health-care facilities in the rural areas with a view to unties possible recommendation of enhancing its service delivery. It provides an insight into the levels of satisfaction of the services provided by conventional health-care providers in the area where the majority in the developing countries concentrated. The study unravels the reasons for the low patronage of regular health-care facilities to boost unscientific ones by rural women. The study relies on extensive field work conducted in the study area mainly rural nature. data was sourced by questionnaire, mainly administered on the women in the area and field observation. Data collected were analysed using descriptive statistics. The paper provides information on the low socio-economic attributes of rural women. It is further showed that medical facilities and personnel were not relatively available and performed in health-care centres to the satisfaction of the users. Poor roads, poor human relation, low quality of services, inadequate medical personnel and drug shortage hindrance to women accessing appropriate health-care facilities in the rural areas. Rural women, therefore, opted for self-medication folk medicine, disguising and spiritual remedies. Health-care facilities suffered poor patronage as a result of these obstacles The study recommended proper overhauling of health-care facilities. The paper builds a relationship on the reasons for health-care facilities neglect in the rural area in developing countries and revealed unscientific means by which health care needs are realised rural women.

      Abstract: The construction industry activities play a key role in achieving socio-economic development and sustaining economic growth in many countries. Increased awareness about the role of human resource management in employee performance has led construction firms to evaluate and focus on high-performance work practices (HPWPs) components, which intend to cultivate employee and organizational performance. This study aims to explain HPWPs affect employee performances through the mediating influence of trust in management in Aqaba, Jordan. A questionnaire survey was administered to collect data among the contractors Grade1 across Aqaba, Jordan. This research was designed as a quantitative study and data were collected at one point of time. In total, 311 questionnaires were returned and only 279 completed questionnaires to test the relationship between HPWPs and employee performances according to the ability, motivation and opportunity conceptualized framework. The partial least squares technique was adopted to test the proposed relationships. The results present that extensive training, rewards based on performance and job security have a significant relationship with trust in management. Trust in management exerts partial mediation effects between HPWPs (extensive training, rewards based on performance and job security) and employee performance (creativity and innovation). The findings of the study provide useful and original information to improve the overall performance of construction firms.

  • The relationship between intellectual capital and financial statements
           readability: the role of management characteristics

      Abstract: The present study aims to investigate the relationship between intellectual capital and the readability of financial statements with the mediating role of management characteristics of companies listed on the Tehran Stock Exchange. In other words, this research tries to find the answer to whether intellectual capital can positively affect the readability of financial statements. A multivariate regression model was used to test the hypotheses for this purpose. The research hypotheses were tested using a sample of 1,309 observations listed on the Tehran Stock Exchange from 2012 to 2018 and a multiple regression model based on panel data and fixed-effects models. The results indicate that intellectual capital has a positive and significant relationship with the readability of financial statements, which means that with increasing intellectual capital in companies, financial statements’ readability also increases. Based on the hypothesis test results, it has been determined that narcissism, accrual and real earnings management have a negative effect on the relationship between intellectual capital and the readability of financial statements. Since the present study examines such an issue in emerging markets, it provides users, analysts and legal entities with useful information about management’s inherent and acquired characteristics that significantly impact the purchase of audit opinion. This study’s results also contribute to developing science and knowledge in this field and close the literature gap.

  • Integrating building information modelling for improving facility

      Abstract: Building information modelling (BIM) is a novel technological advancement in the built environment. Despite the potentials of BIM, its adoption and implementation are undermined in facility management (FM) operations. This might be because of limited information on the critical success factors (CSFs) that can enhance its adoption. The study aims to integrate building information modelling to improve facility management operation by adopting fuzzy synthetic approach for evaluating the critical success factors. Data for the study were sourced from practising and registered facility managers within Lagos metropolis, Nigeria. The data collected were analysed using a combination of methods which include mean item score, factor analysis and fuzzy synthetic evaluation (FSE). The factor analysis results showed that six underlying groups of CSFs would enhance the effective adoption of BIM in facility operations. The FSE results showed that out of the six groups, the three topmost important CSF grouping (CSFG) in the decision rule would enhance the effectiveness of BIM adoption for FM operations. The result of this study provides a credible road map for facility managers, policymakers and other stakeholders in FM operations on the CSFs and CSFG required for the adoption of BIM. Previous studies that aimed at integrating BIM into FM are limited. Hence, this study provides a broad perspective on the CSF required for BIM adoption and implementation in FM operations using the FSE approach.

      Abstract: The existing concept in the building rating scheme especially in developing countries was more focused on the environment, economic, social and culture. The new approach of the classroom condition index (CCI) assessment scheme has its uniqueness in environmental and social aspects because of high building performance in secondary school buildings. The requirements set by the Ministry of Education Malaysia include providing a conducive learning environment, especially for students who are considered as the main users of classrooms in school buildings. Currently, the school administration needs to manually record the condition of the classroom to increase its comfort level. The lack of a structured scheme for classroom assessment makes it difficult for school administration to focus on the overall classroom condition (physical environmental aspect) in the school building. The purpose of this study is to develop a framework for classroom conditions by proposing a CCI assessment scheme for a secondary school building in Malaysia. Mixed methods were used to carry out the study. The first stage of this study concentrates on developing a system for CCI that relates to physical elements in the classroom. This is done by reviewing the literature on the classroom physical performance, as well as a comparison between several building rating systems locally and abroad. The structure of the proposed CCI scheme is grouped into four main themes, namely, space management quality (SMQ), building condition (BC), indoor environmental quality (IEQ) and teaching and learning quality (TLQ). In addition, there are 12 categories and 23 indicators listed under this theme. The second stage focuses on formulating assessment categories with their relevant performance indicators. This phase undergoes a validation process by conducting a survey (questionnaire) toward the classroom’s main users, which are students and teachers. This is to ensure the accuracy of classroom conditions in the school building. A semi-structured interview was also conducted among building experts. They are building surveyors, building engineers, building designers and building performance experts to support the main findings in the second stage. Relative importance (RI) index approach has been applied to show the indicators weighting and ranking are used as data collections method by using Statistical Package of Social Science software to examine the RI of each category and indicator, respectively. The findings show that prominent RI and balanced weights are formed from these four main themes. They are SMQ (19.9%), BC (26.6%), IEQ (33.2%) and TLQ (20.3%). The outcome of this study will contribute to a detailed assessment scheme for CCI at the secondary school building. The contribution of the CCI Assessment Scheme is more comprehensive and holistic than the conventional assessment process for BCs. It focuses specifically on classroom space as it is the most important area to achieve a high level of comfort comparing to other spaces in the school building. This holistic approach encompasses all types of classrooms. The concept of one tool fits all is seen as no longer a relevant adaptation in this context. This proposed tool is to be used only for the classroom (as the name CCI implies) and it cannot be used for the other types of spaces, for instance, teacher room, library, meeting room, toilet, canteen and, etc. This is because different spaces represent different physical indicators to be classified. This, in turn, contributes to a conducive learning environment for students in the school. This paper provides the current information, knowledge and findings related to the classroom physical indicators in developing the assessment scheme for the classroom environment. It will assist both technical and non-technical experts to clarify the current condition of classroom physical performance that ideally may affect the students’ learning environment. The novelty of CCI development is not only on the adopted method but it also includes the ideas on next generation model of rating system that ideally need specific indicators and weighting to be generated into an intelligent computerized system.

      Abstract: The purpose of this paper is to develop a structural relationship model to study the relationship between causes and effects of poor communication and information exchange in construction projects using Smart-PLS. The first method of this research is to identify the causes and effects factors of poor communication in construction projects from the extant of literature. The data used to develop the model was collected using a questionnaire survey, which targeted construction practitioners in the Malaysian construction industry. A five-point Likert type scale was used to rate the significance of the factors. The factors were classified under their relevant construct/group using exploratory factor analysis. A hypothetical model was developed and then transformed into Smart-PLS in which the hypothetical model suggested that each group of the cause factors has a direct impact on the effect groups. The hypothesis was tested using t-values and p-values. The model was assessed for its inner and outer components and achieved the threshold criterion. Further, the model was verified by engaging 14 construction experts to verify its applicability in the construction project setting. The study developed a structural equation model to clarify the relationships between causes and effects of poor communication in construction projects. The model explained the degree of relationships among causes and effects of poor communication in construction projects. The published academic and non-academic literature introduced many studies on the issue of communication including the definitions, importance, barriers to effective communication and means of poor communication. However, these studies ended up only on the general issue of communication lacking an in-depth investigation of the causes and effects of poor communication in the construction industry. The study implemented advanced structural modeling to study the causes and effects. The questionnaire, the data and concluding results fill the identified research gap of this study. The addressed issue is also of interest because communication is considered one of the main knowledge areas in construction management.

  • Decision making criteria for adaptive reuse strategy in UNESCO world

      Abstract: Within the next 20–30 years, adaptive reuse will have the greatest potential to reduce the built environment's environmental impact. Despite this, stakeholders still do not have sufficient points of reference in justifying and evaluating their adaptation practice decisions. The decision to reuse a building involves a complex set of considerations, including economic, social, environmental, legislative and architectural issues. The purpose of this paper is to investigate the unique decision-making criteria among stakeholders when considering adaptive reuse of an existing building asset in Malaysian heritage cities. Thirty (30) unique criteria of decision-making were identified through a detailed literature review. The quantitative method of a self-completion questionnaire survey was conducted among stakeholders, including architects, valuers, planners, government department, developers and building owners. There were asked about their opinion and view on the criteria that could have influenced the decision-making in considering the adaptive reuse of the existing buildings in two heritage cities in the states of Penang and Malacca, Malaysia. Thus, it is the aim of this paper to evaluate and reveal the key criteria pertaining to this. The analysis shows that there are seven key criteria that influence the decision-making of adaptive reuse of existing building: building value; building suitability; structural condition; official plan and zoning; building code; client requirement and heritage designated. In this regard, while “building value” factors were the key determinants in deciding whether to reuse or demolish, the asset’s suitability and structural condition, as well as rules, were also taken into account. Additionally, the environmental, economic and social tenets of sustainability were also identified as important, but were given less weight in matters concerning reuse. And due to the fact that many of the existing buildings are rapidly becoming obsolete, they are now increasingly being prioritized during the adaptive reuse decision-making process to ensure long-term outcomes. The research is limited owing to the difficulty in obtaining accurate information concerning the number of decision agents who have been involved in the adaptive reuse of existing buildings. Thus, the respondents in this research were randomly selected. Due to this limitation, the result does not encompass the whole Malaysia, only the stakeholders in Penang and Malacca have been selected the respondents in this study as these states are listed in the UNESCO World Heritage. When deciding whether to reuse or demolish an existing building, the proposed criteria will outline the crucial areas that must be examined by owners, developers and key project stakeholders. It can also be used to assess the financial, physical and social aspects of a cultural project. This paper adds to the body of knowledge concerning decision-making criteria for adaptive reuse strategies in achieving heritage city sustainability.

      Abstract: Many corporates in India are constantly working to adapt new sustainable working practices that can reduce average space usage in the Indian workspace. This study aims to analyze the strategic shifts in terms of new approaches to work (NAW) adopted by information technology (IT) companies, influenced by sustainable practices that have a positive impact on the reduction in usage of brick and motor workspace and carbon footprint. The research is descriptive in nature. A questionnaire survey was sent to certified ISO 41001 Indian IT companies to collect data through SurveyMonkey. Stratified sampling was used to collect a sample of 583 respondents, which was also verified using G* software. The data collected was analyzed using descriptive statistics and partial least square-structured equation modeling (PLS-SEM) to analyze the mediating effect of sustainability on NAW and reduction in usage of workspace. The structural model results obtained through the bootstrapping technique showed that sustainability has become essential to survive in a competitive business environment while developing NAW that can reduce workspace usage. The findings of this study support the partial mediation effect (38%) of sustainability on NAW and workspace usage patterns in the Indian IT workspace. This research adds value to the limited literature on the effect of NAW in the Indian IT sector and provides empirical evidence of the impact of technology-enabled NAW based on sustainable practices that can help reduce the demand for workspace.

  • Exploring e-complaint method: learning from the Malaysian Polytechnic
           institutions

      Abstract: The conventional e-complaint method provides a platform that contains multiple data sources of an infrastructure project, including building facilities, associated asset documentation of the asset. However, the conventional e-complaint method practised by the Development and Facilities Management Unit (UPPF) faces issues due to management deficiencies and negligent staff to handle operations and maintenance processes within facilities management at Malaysian Polytechnic. This paper aims to identify the different maintenance management system (MMS) approaches using information and communication technology that is equipped with decision-making processes. This research presents eight cases of the use of e-complaint in major facilities management platforms in Malaysian Polytechnic, identifying the major problems using the conventional e-complaint method, the current technologies realised, as well as the procedures for learning and improving e-complaint to the Polytechnic institution. The major conclusion drawn from the interview results was that there is a lack of comprehensive MMSs that integrate operations and maintenance processes within facilities management and software programming to provide guidelines for decision-making processes. The findings demonstrate that the conventional e-complaint method cannot be used effectively to support the defect diagnosis process during maintenance assessment and development. The case studies further demonstrated that the conventional e-complaint method will be particularly led to inadequate strategic decision-making to analyse information to improve the maintenance project outcomes for Malaysian Polytechnic’s buildings, thereby, ignoring the accuracy and reliability of information for operations and maintenance. New MMS tools are suggested from the findings and lessons learned as a good practice to reduce defect repetition on the design specifications used and construction methods practised. Due to the increasingly complex nature of projects in terms of size and information technology, realising these current technologies would require a learning process for all stakeholders involved in financial and managing assets. This research proposes stepped change and learning opportunity for maintenance value maximisation and delivery, management and operation efficiency using MMS. The new MMS can potentially transform operational and maintenance processes within facilities management into one of the most sophisticated technologies by accommodating data recordings, such as complaints and specific items needed for maintenance through the internet and intranet to facilitate improved execution of Polytechnic’s building activities.

      Abstract: Studies have proved that wood sawmill workers are exposed to high occupational risks if not well managed. In developing countries, many wood sawmills are found in urban and semi-urban areas. Studies exploring how residents near these wood sawmills perceive and react to these risks is scarce in Nigeria. The application of the fourth industrial revolution (4IR) technology is possibly one of the ways to manage the likely hazards. This study aims to investigate the possible hazards associated with timber sawmills in residential areas and the role of 4IR technologies in proffering feasible solutions to mitigate them in Nigeria’s cities. Data were sourced from three cities and nine sawmills across Nigeria. Face-to-face interviews were conducted with authoritative participants (residents, environmentalists, government agencies, sawmill owners, 4IR technology experts and medical experts) who have been championing the regulation and safety of timber sawmill locations within the cities (Lagos, Benin City and Owerri) via a phenomenology type of qualitative research and supplemented by secondary sources. Findings show that timber sawmills are located across the three cities in Nigeria and may have contributed to the health and environmental challenges of the people living in the neighbourhood. The identified hazards were grouped into three sub-themes (physical, health and environmental hazards). Findings identify robots, modularisation, cyber-physical systems, the internet of things and services and human-computer interaction as the digitalised technology that can be used in sawmills to mitigate hazards for the benefit of mankind. The paper is limited to hazards that residents in timber sawmills locations may face in Nigeria’s cities and data collected via face-to-face 23 interviews. The paper’s referral to past publications in the findings and discussion section compensated for the small sample size. As part of this paper’s implications, the emerged recommendations will strengthen collaboration with relevant stakeholders regarding control measures via the use of 4IR technologies in timber sawmills. This will stir up policymakers to develop possible policies that will promote and create the platform for the implementation of 4IR technologies in city sawmills. Apart from probably being the first paper to explore the hazards of residents in timber sawmill locations and proffer solutions via the usage of the 4IR technology, this paper’s contribution emphasis the need for in-depth future studies regarding the risk perceptions of Nigeria’s residents living in timber sawmill area.

  • Fire safety management in public health-care buildings: issues and

      Abstract: Frequent fire incidences in various hospitals across the globe with devastating effects on humans and other resources have multiplied. Stakeholders in the health-care sector are worried because of the yearly fire outbreak increase. However, fire safety management has been proved as a successful platform to mitigate fire in health-care facilities. How far regarding public health-care facilities is yet to receive in-depth studies in Malaysia. This paper aims to investigate the issues associated with fire safety management and proffers possible solutions to improve safety in public health-care facilities from the operators’ perception. The objectives were achieved through a combination of case studies of five selected Malaysia’s public hospitals and a qualitative approach. Thematic analysis with the assistance of MAXQDA (software program designed for computer-assisted qualitative and mixed methods data) 2018, a type of qualitative data analysis software was used to analyse the collated data which emerged from the knowledgeable participants. Lax implementation of safety policy, inadequate water pressure, poor maintenance, inadequate communication system, amongst others, emerged as the issues. Findings proffer five main measures to possibly improve fire safety management in public health-care buildings. This includes a feasible institutional framework, improve the emergency response team, improve the occupational health and safety system and others. This paper is limited to exploring the issues associated with fire safety management and proffer possible solutions to improve safety in public health-care facilities from the operators’ perception. Future research is needed to engage useful information in advancing fire safety management in public hospital buildings and possibly developing a qualitative model using a generic fire response model. Also, to investigate the level of compliance with the requirements of a fire safety management plan and possibly develop a well-detailed fire safety plan in Malaysia’s public health-care buildings. As part of the paper implications, the paper concludes that improved fire protection systems via modern technologies and training of key staff members in accident response and recovery during fire emergencies should be encouraged. This can be achieved through the enforcement and implementation of a fire safety management plan. Thus, this study is encouraging the implementation and sustainability of a fire safety management plan for health-care buildings across Malaysia. To the best of this paper’s knowledge, this is possibly the first comprehensive paper on fire safety management in public health-care facilities that engaged operators in Malaysia. Moreover, this paper proffers feasible policy solutions to improve the fire safety management plan in public health-care buildings.

  • Exploring the critical production risk factors for modular integrated
           construction projects

      Abstract: The factory production stage constitutes the bridge in the supply chains of modular integrated construction (MiC) projects. It embodies the fundamental differences between MiC and site-based construction. However, there is a poverty of knowledge of the uncertainties and risk events at the production stage. This study aims to investigate the critical production risk factors (PRFs) for MiC projects. Comprehensive literature research and expert review identified and validated 22 candidate PRFs for MiC projects. A structured questionnaire survey was then used to gather opinions of domain experts in 18 countries on the relative impact of the validated PRFs for MiC projects. The collected data were analysed using multiple statistical techniques. Statistical analysis identified nine critical PRFs for MiC projects. The top five include dimensional conflicts between modules during production; delays in production materials procurement; defective design; design information gap between designer and manufacturer; and limited capacity of manufacturers. The study addressed the gap associated with identifying critical risk factors peculiar to the factory production stage of MiC projects. Its novelty lies in providing an opposite assessment of severities and prioritization of critical PRFs for MiC projects. The prioritized critical PRFs for MiC projects may inform resource allocation. Thus, it provides valuable information to MiC production specialists and project managers in their production risk planning and management strategies. The identified PRFs contribute to the theoretical checklist of MiC supply chain risk factors and may assist practitioners in assessing the severity levels of the PRFs of their MiC projects.

      Abstract: This paper aims to address tertiary education informal learning space preferences for learners’ informal learning activities. The study accentuates learners’ preferred informal academic learning space (IALS) for informal learning activities that required interaction and communication and collaboration. The research is based on a survey questionnaire that participated by 1,079 diploma learners from Polytechnics’ technical and non-technical academic programmes in Malaysia. The finding reveals that learners mostly preferred IALS that were categorized as semi-outdoor and connected to nature. Learners prefer to have IALS for collaborative learning activities with the appropriate information, communication and technology facilities and thermally conductive. Learners preferred an attractive layout design with comfortable furniture for informal learning activities. Apparently, learning space design is more focused on formal learning rather than informal learning. This study grants a profound insight centred upon the learner’s perspective on the spatial alignment of education 4.0 learning ecosystem can be configured to enhance collaborative and self-regulated learning activities by distinguishing the critical preference of IALS.

  • Exploring the effects of studentification on neighbourhoods in Nigeria

      Abstract: The increase in enrolment into higher education and the inadequate student housing in educational institutions has led to the growth of off-campus private student housing in Nigeria. Studentification as a research area has received attention in most countries in the global North, whereas there is dearth of studies on studentification in Nigeria. Therefore, this paper aims to examine the effects of studentification on the residents of selected Nigerian communities. The study adopted an exploratory research strategy. Semi-structured interviews were conducted to gather qualitative data from respondents, who were landlords and indigenous tenants of the host communities of two tertiary institutions. The data collected were analysed by means of the thematic analysis technique. It became evident that studentification has some effects on the communities. Significant positive effects are business patronage and liveliness, while socio-economic-related factors, which include indecent clothing and theft, were noted as the most significant negative factors. Implementing the outcomes of this study will contribute to promoting societal ethical values and economic prosperity of the communities. The paper contributes to building the body of knowledge on the effect of studentification in the Nigerian context.

      Abstract: This paper aims to show a long run and causal association between economic growth and transport infrastructure. In this study, the authors use ARDL models through the period 1990 – 2020 to investigate the relationship between transport infrastructure and economic growth in India. The infrastructure has a positive impact on economic growth in India for the long run. Moreover, Granger causality test demonstrates a unidirectional relationship between transport infrastructure to economic development. Stimulatingly, the paper highlights the effect of air infrastructure statistically insignificant on economic growth in the long and short-run period. The original outcome from the study delivers an inclusive depiction of determinants of economic growth from transport infrastructure in India, and these findings will help the policymakers to frame policies to improve the transport infrastructure. Hence, it is proposed that the government of Indian should focus more to upsurge the transport infrastructure for higher economic development.

  • The effect of knowledge management on intellectual capital, social
           capital, and firm innovation

      Abstract: This study aims to analyze the literature on knowledge management on intellectual capital, social capital and its contribution to Iranian companies’ innovation. To investigate knowledge management’s relationship on intellectual capital, social capital and innovation, using structural equation modeling based on data collected from 205 chief executive officers, production managers and marketing managers of Iranian companies. The research instrument is a standard questionnaire consisting of 109 questions in which 5 of them are demographic questions, 26 questions were asked to reveal the knowledge management process, 40 questions for intellectual capital, 21 for social capital and 17 for innovation. The results show that knowledge management has a positive and significant relationship between intellectual capital and social capital. Knowledge management did not have a significant effect on innovation. However, intellectual capital and social capital have a significant effect on innovation. On the other hand, knowledge management mediated by intellectual capital and social capital has a positive and significant indirect effect on innovation. The paper includes the implications for developing knowledge management and intellectual, social capital leading to innovation in manufacturing companies. Knowledge management can improve the innovation performance of a company if it is shared and applied effectively. This study addresses an important subject and the findings may be used by professionals and managers or another person interested in advancing knowledge management that leads to innovation.

  • The relationship between knowledge-based economy and fraudulent financial
           reporting

      Abstract: This paper aims to assess the relationship between a knowledge-based economy and fraudulent financial reporting. The study is descriptive-correlation based on published information from enlisted firms on the Tehran Stock Exchange during 2013–2019 with a sample of 178 firms (1,246 observations). The method used for hypothesis testing is linear regression using the panel data. The results show that a knowledge-based economy is associated negatively and significantly with financial reporting. Moreover, robust testing has also examined the hypotheses (including fixed effects, OLS and t + 1) that confirmed the study’s preliminary results. As the study was carried out in the emergent financial markets, like Iran, to figure out the relationship between knowledge-based economy and financial reporting, it can provide helpful information for the practitioners in this field.

  • A review and compilation of critical success factors for the
           implementation of maintenance at Nigerian public universities

      Abstract: This paper aims to discuss the existing literature on critical success factors (CSFs) for maintenance implementation in Nigerian universities and compile them in a single format to determine if gaps may exist. Many relevant articles were searched using keywords extracted from a preliminary literature review. The second round of articles abstract study resulted in 40 articles been selected for this compilation. Inductive coding technique and content analysis methodology were used to identify the constructs of the CSFs. Subsequently, a critical analysis of the reviewed literature identified some gaps in the literature studied. This literature review reveals that lack of maintenance policy, maintenance culture, shortage of building facilities and overpopulation in Nigerian universities are the major problems affecting maintenance implementation success. Additionally, most researchers concentrate on the identification of CSFs without providing the strategies for implementing them. More in-depth research must be carried out on the study of CSFs to implement maintenance policy and culture in Nigerian universities. Duplication in the frequency analysis of the success factors is a significant limitation in this research work and is attributed to the secondary search used as the primary methodology for many articles cited. This paper provides an in-depth compilation and analysis of all previously identified success factors for maintenance implementation in Nigerian universities using a structured methodological approach.

      Abstract: This study aims to develop a Facilities technology management framework for public health-care institutions in a developing country. The study used descriptive research design to identify the specifications of the framework via strategic initiatives anchored on efficiency, sustainability, ecological-friendliness and technological innovation. These measures are wrapped into a facilities TM framework which incorporates concepts and practices on risk management, facility management (FM) and TM. Results of the survey of the public HCIs in the Philippines, show high levels of acceptability of proposed measures which identify the technologies, innovations and materials which are in the viable context of public hospital circumstances in the country. The findings of this study are limited to the public HCIs in a developing country, and thus cannot be generalized to other HCIs particularly the private institutions. The framework seeks to help improve the operational efficiency and sustainability of public HCIs in a developing country like the Philippines. The discussions on TM revolve around the application of TM approaches. Also, the study incorporates discussions on sustainability, technology innovation and the conformity of these with HCI standards, best practices and government requirements. The study takes into consideration the identification of FM principles and practices that are deemed suitable and applicable for public HCIs in a developing country. This study is intended to develop a TM framework for FM services which is cost-effective but not sacrificing safety, security, employees and the environment. Then the foremost consideration is the perceived suitability of the framework in the public HCI environment. This is an original study. It has as its scope the fusion of FM and TM approaches that would help in the identification of challenges, requirements for manpower, processes and technologies (especially, information and communications technolog-based technologies), and a corresponding TM system framework for public HCI facilities in a developing country.

  • A practical framework for performance measurement of facilities management
           services in developing countries’ public hospitals

      Abstract: Facilities management (FM) plays a vital role toward creating the hospitable environment that supports the core clinical business of rendering quality health care. To ensure optimal performance of FM, public hospitals require a performance measurement (PM) framework that could guide and assist facilities managers in their operations. This paper aims to respond to this need by developing a performance measurement framework useful to improve FM performance within the context of developing countries hospital FM services delivery. The paper synthesizes knowledge from a comprehensive review of FM performance measurement literature and the results of an earlier PhD research on FM performance measurement in Ghana’s public hospitals. The paper presents a simplified performance measurement framework which demonstrates four key performance measurement tasks: establishing performance goals; measuring the FM service delivery; evaluating FM outcomes; and performance review and reporting. The study suggests the establishment of a central coordination point to enhance performance measurement activities of public hospitals’ FM practices. Although reference is made to research on key performance indicators (KPIs), future study is recommended to develop appropriate methodology for selecting relevant KPIs. The author also intends to pilot the framework to a health facility in Ghana to leverage its usefulness, given the fact that it has not been tested empirically. The application of the framework is expected to lead to the identification of performance gaps and weakness which when acted upon could lead to operational effectiveness and efficiency of the FM process, ultimately leading to improved FM performance. The paper develops a novel performance measurement framework useful within the context of the nascent FM industry in the developing world.

      Abstract: This study aims to analyze factors that may influence the value-in-use perceived by undergraduate students from the built environment, teaching care and hedonic value. The authors conducted a survey with 900 students from a university in southern Brazil. The main results evidenced that the built environment positively and significantly influences teaching care, hedonic value and value-in-use. The hedonic value, teaching care and built environment explain 67.8% of value-in-use; the built environment and teaching care explain 45.1% of hedonic value; and the built environment explains 45.1% of the teaching care. Based on the results, it was possible to identify the value that the built environment and the teaching care represent for university students. Therefore, universities should invest in these dimensions, considering the time and cost students spend on this service to increase their satisfaction and retention. This study analyzes antecedents of value-in-use perceived by undergraduate students from the built environment, teaching care and hedonic value.

      Abstract: This study aims to investigate the effect of teaching style and academic enthusiasm of Iraqi accounting and auditing students on their stress, aggression and anxiety. The statistical population in this study consists of two parts. The first is the Iraqi accounting and auditing students in Iran and the second is the Iraqi accounting and auditing students in Iraq. By available non-probability sampling method, 62 people (Iraqi students in Iran) and 102 (Iraqi students in Iraq) were selected as samples. In this research, a questionnaire was used to collect information. The validity of the questionnaire’s structure was confirmed by confirmatory factor analysis. Also, Cronbach’s alpha coefficients in this study indicating the measurement tool’s reliability. In this research, structural equation modeling has been used to analyze and test the hypotheses. The primary criteria for determining the coefficient and evaluating the path coefficients were used to evaluate the structural model. Findings indicate that in Iraqi students in Iraq and Iraqi students in Iran, teaching style negatively affects stress, aggression and accounting and auditing students’ anxiety. Also, in the group of Iraqi students in Iraq and the group of Iraqi students in Iran, the eagerness to study has a significant negative effect on accounting and auditing students’ stress and anxiety. In contrast, the effect of the desire to study accounting and auditing students’ aggression was confirmed only in Iraqi students in Iraq. As the accounting and auditing professions are among the most stressful occupations that increase the characteristics of aggression and anxiety in the employees of that profession, the results of leading research can show that the stress, anxiety and aggression of accounting and auditing students how to reduce through training so that their stress, anxiety and aggression do not appear in the workplace and the reports of accountants and auditors are not affected.

  • Managing financial risks to improve financial success of public—private
           partnership projects: a theoretical framework

      Abstract: Successful execution of public–private partnership (PPP) projects is the most desirable outcome to all stakeholders. Previous studies show that one of the topmost obstacles to fulfil this desire on the project is financial risks. Nonetheless, inadequate holistic studies exist on linking the management of this challenge to the financial returns of the project. This study aims to develop a theoretical framework interrelating financial risks, financial controls and financial performance of PPP projects. The theoretical framework is informed and supported by existing theories and previous empirical studies from construction management, finance and economics. The underlying theories captured in the framework were chosen for their relevance and applicability to PPP projects. The propositions developed from the analysis of the theories and the empirical literature are summarised in three main hypotheses and 26 operationalised sub-hypotheses. The major elements of the framework include the financial risks and 12 sub-themes which are commonly experienced on PPP projects. Financial policies and procedures on controlling financial losses of the projects are also included in the framework. Lastly, this study creates financial criteria on the projects which are intrinsically embedded in the framework to serve as benchmark to support the measurement of financial success. This study is a theoretical review of classical theories and empirical studies, and therefore, not all researches and managerial controls have not been included in this framework due to restricted time and limited studies on the topic. This paper would serve as a multidimensional guide to project managers to mitigate financial risks and hopefully enhance the financial success of PPPs. Theoretically, this paper outlines the dimensions of managing financial risks of PPPs that require valid and reliable measurement to test the interrelationships of the constructs by further studies in the construction research community. This theoretical framework makes ambitious efforts to embrace multifaceted theories from different disciplines to shed light on holistic mechanisms to mitigate financial risks to improve financial returns of PPP projects.

      Abstract: The high consumption of energy by buildings may have enhanced land degradation, flooding, air pollution and many other hazardous environmental issues. However, green practices in buildings have been proved as one of the successful technologies to mitigate these issues. Past studies have shown lax green practices in Nigerian buildings. Concerning public hospital buildings, this is yet to be explored. Therefore, this paper aims to investigate the barriers to green practices and proffer possible policy solutions to promote hospital green buildings. In attaining these objectives, the view of hospital building contractors, design team, hospital management and policymakers in the relevant ministries/agencies was engaged via virtual interviews. The collated data were analysed and presented in the thematic pattern. Findings show that green building construction is extremely low in Nigeria, but the worst hit is the health-care buildings across the states. Government/policy-related, organisational/leadership-related, financial-related, technical-related, design team-related and stakeholders’ behaviour-related barriers emerged as the main six themes of barriers affecting public hospital green buildings implementation initiatives. Findings show that proffering possible policies to addressing these barriers may improve public hospital green construction across the states. This paper is limited to barriers to green buildings implementation in public hospitals in Nigeria, and data collection was through virtual interviews but does not affect the strength of the findings. Thus, this paper suggests that the sub-themes and variables/items that emerged from the collated data as presented in Figure 1 can be further developed quantitatively via questionnaire survey to validate and improve the reliability of results from this paper. As part of this study’s implications, suggestions from this paper will stir up policymakers’ decisions, to be tailored towards achieving green buildings implementation initiatives in Nigerian public hospitals. To the best of the authors’ knowledge, this paper is probably the first that attempted to investigate the barriers to green buildings implementation in public hospitals in Nigeria.

      Abstract: As suggested in many previous studies, good thermal comfort and indoor air quality (IAQ) played a significant role in ensuring human comfort, health and productivity in buildings. Hence, this study aims to evaluate the thermal comfort and IAQ conditions of open-plan office areas within a green-certified campus building through a post occupancy evaluation. Using the field measurement method, environmental dataloggers were positioned at three office areas during office hours to measure the levels of thermal comfort parameters, CO2 concentrations and the supply air rates. At the same time, questionnaires were distributed to the available office staff to obtain their perception of the indoor environment. The findings were then compared with the recommended environmental comfort ranges and used to calculate the thermal comfort indices. Results show that the physical parameters were generally within acceptable ranges of a local guideline. The neutral temperature based on the actual mean vote at these areas was 23.9°C, which is slightly lower than the predicted thermal neutrality of 25.2°C. From the surveyed findings, about 81% of the occupants found their thermal environment comfortable with high adaptation rates. A preference for cooler environments was found among the workers. Meanwhile, the air quality was perceived to be clean by a majority of the respondents, and the mean ventilation rate per person was identified to be sufficient. This study focussed on the thermal environment and air quality at selected office spaces only. More work should be carried out in other regularly occupied workplaces and study areas of the green educational building to allow a more thorough analysis of the indoor air conditions. This paper highlights on the thermal comfort and air quality conditions of the air-conditioned office spaces in a green-certified campus building and is intended to assist the building services engineers in effective air conditioning control. The findings reported are useful for thermal comfort, IAQ and subsequently energy efficiency improvements in such building type where adjustments on the air temperature set-point can be considered according to the actual requirements. This study will be extended to other green campus spaces for a more exhaustive analysis of the indoor environment. There is limited information pertaining to the environmental comfort levels in offices of green campus in the tropics. This study is, therefore, one of the earliest attempts to directly explore the thermal comfort and IAQ conditions in such workplace using both on-site physical measurement and questionnaire survey.

  • A qualitative system dynamics approach to modeling the causes and effects

      Abstract: Poor quality of design documents and Design Deficiencies (DDs) are critical factors that can potentially cause time and cost overrun and lead to project failure. Despite the importance of this issue, few studies have been conducted to explore the underlying relations among the causes and effects of DDs, and it is not clear how they exert influence on each other. However, it is imperative to have a clear understanding of their interrelationships so as to devise intervention strategies. The purpose of this study is, therefore, to explore these causes and effects. To this aim, a qualitative system dynamics model was provided to visualize how various factors interact with one another. The model was developed and validated by drawing on the expertise of industry-related experts. The key causes and effects of the DDs were identified through the investigation of the model. It was concluded that design management of project and the composition of design teams are critical. The obtained results also showed that more attention should be paid to the enhancement of knowledge circulation and communication within design firms and increasing the awareness of managers and owners from the technical consequences of their managerial decisions. It is worth mentioning that the design process could be deeply affected by the quality, frequency and strength of relationships among the project’s parties. Early involvement of contractors, for example, can significantly contribute to enhancing design quality. This study investigates factors’ interactions in projects delivered using the traditional design-bid-build method. As relationships between the project’s parties could be different in various project delivery methods, further research is indeed needed to assess factors’ interactions in projects delivered using other methods. It is believed that the proposed model by providing a better insight into the connections of causes and effects could aid project managers of different parties with planning the strategies to reduce DDs and mitigate their effects.

  • The relationship between political connections, auditor characteristics
           and auditor narcissism

      Abstract: This study aims to assess the relationship between political connections, auditor characteristics (audit quality and industry specialization) and auditors’ intrinsic characteristics (narcissism) in listed firms on the Tehran Stock Exchange. In other words, this paper attempts to answer the question “whether political connections, audit quality and industry specialization contribute to the growth of narcissism and overconfidence of auditors of listed firms on the Tehran Stock Exchange or not.” A multivariate regression model is used for hypothesis testing. The study’s hypotheses were also examined using a sample of 768-year firm listed on the Tehran Stock Exchange during 2013–2018 and by using the multiple regression pattern. The obtained results indicate a negative and significant association between political relations, narcissism and overconfidence. The auditor’s overconfidence will go down by increasing political relations. Moreover, the results show a positive and significant relationship between audit quality, industry specialization and narcissism. On the other hand, to the best of authors’ knowledge, this study measured, for the first time, the severity of political connections by using the exploratory factor analysis of eight variables (long-term liabilities, firm size, financial leverage, export, human resources, major governmental shareholders, board members affiliated to the government and institutional ownership). The authors figured out that few studies carried out, so far, in the emergent markets on political connections and their impacts on narcissism and overconfidence of auditors, so this paper aims to assess the effect of such a phenomenon in the emergent markets and contributes to the development of knowledge and science in this field.

  • Digital transformation of legionella-safe cooling towers: an ecosystem

      Abstract: Legionnaires’ disease is a major threat to public health. Solutions to deal with this problem are usually siloed and not entirely effective. This paper aims to model the information requirements of legionella-safe cooling towers in the era of Industry 4.0. A year-long design science research was conducted in a cooling tower producer for heavy industries. The project started with a bibliometric analysis and literature review of legionella in cooling towers. Goal modeling techniques are then used to identify the requirements for digital transformation. The improvement of legionella prevention, detection and outbreak response in digitally enabled cooling tower should involve different stakeholders. Digital twins and blockchain are disruptive technologies that can transform the cooling tower industry. For theory, this study revises the most recent advances in legionella protection. Legionella-safe systems must be prepared to anticipate, monitor and immediate alert in case of an outbreak. For practice, this paper presents a distributed and digital architecture for cooling tower safety. However, technology is only a part of outbreak management solutions, requiring trustworthy conditions and real-time communication among stakeholders.

  • Study workplace space occupancy: a review of measures and technologies

      Abstract: The purpose of this paper is to review the use of technologies for measuring space occupancy to guide the selection of appropriate tools for workplace post-occupancy evaluation (POE) studies. The authors focus on how actual space occupancy was measured in previous studies and the pros and cons of the different technologies and tools. This paper also addresses research gaps and directions for future research. The space occupancy measures/tools are categorized based on the three types of technologies: environmental/ambient sensors, wearable sensors/smartphones and computer vision. A total of 50 studies are reviewed to identify the capabilities and limitations of these measurements. Based on review results, the authors propose that although sensor technology can be a useful addition to the measures/tools list, a comprehensive review of the research goal, the occupants' behavior, and the environmental settings' characteristics should be conducted beforehand. Selecting appropriate technology is critical for collecting the proper behavioral data type, with a lower level of surveillance and increased validity. This paper urges critical thinking about existing occupancy measures/tools across various fields, to inform the adoption and creation of new building occupancy measures. The knowledge of emerging sensor technology allows researchers to better study the temporal patterns of occupant behavior over extended periods and in a wide range of settings.

      Abstract: The purpose of this study is to conduct a rigorous systematic literature review and present a summary of building systems and technologies that can be used to mitigate the spread of airborne viruses. With the recent outbreak of COVID-19, occupants’ health and indoor air quality (IAQ) have become a critical issue for facility managers to maintain the full functionality of the buildings. An improved understanding of these available systems will help facility managers and building owners to protect the health and safety of building occupants. The PRISMA protocol was used for defining the literature search methodology. The concept mapping technique was used for determining the keywords. The keywords were then used to search for relevant articles using the Scopus database and Google Scholar. A thorough bibliometric analysis and qualitative analysis were conducted for the selected publications. It was found that sensor technologies, botanical air-filtration systems and artificial intelligence could be used to effectively monitor and improve IAQ. In addition, natural ventilation is one of the low-cost and effective methods of reducing contaminants from the indoor air. Computational fluid dynamic modeling can be used to understand the flow of virus particles within the building through the heating, ventilation and air-conditioning (HVAC) system. Several changes to the HVAC system are also discussed. This study contains a diversity of methods from the existing literature that were systematically selected to present the state-of-the-art building systems and technologies that can effectively improve IAQ. The researchers plan to follow up on the findings of this research and will conduct an empirical study to assess its impact on IAQ.

      Abstract: Building information modelling (BIM) creates a golden thread of information of the facility, which proves useful to those with the malicious intent of breaching the security of the facility. A cyber-attack incurs adverse implications for the facility and its managing organisation. Hence, this paper aims to unravel the impact of a cybersecurity breach, by developing a BIM-facilities management (FM) cybersecurity-risk-matrix to portray what a cybersecurity attack means for various working areas of FM. This study commenced with exploring cybersecurity within various stages of a BIM project. This showcased a heightened risk of cybersecurity at the post-occupancy phase. Hence, thematic analysis of two main domains of BIM-FM and cybersecurity in the built environment led to the development of a matrix that illustrated the impact of a cybersecurity attack on a BIM-FM organisation. Findings show that the existing approaches to the management of cybersecurity in BIM-FM are technology-dependent, resulting in an over-reliance on technology and a lack of cybersecurity awareness of aspects related to people and processes. This study sheds light on the criticality of cyber-risk at the post-occupancy phase, highlighting the FM areas which will be compromised as a result of a cyber-attack. This study seeks to shift focus to the people and process aspects of cybersecurity in BIM-FM. Through discussing the interconnections between the physical and digital assets of a built facility, this study develops a cyber-risk matrix, which acts as a foundation for empirical investigations of the matter in future research.

  • BIM-based time-cost optimization of a large-span spatial steel structure

      Abstract: Airports are booming in China, to enlarge their capacities and stimulate economic development. Large-span spatial steel structures are commonly used in the terminal buildings of airport projects. Their advantages include prefabrication, strength, usability, adaptability and aesthetic quality. To manage large-span spatial steel structure projects, building information modeling (BIM) is recommended. Although there are plenty of studies on BIM application in steel structure projects, it is still rare to apply BIM to optimize the schedule and cost of steel structures, especially for airport projects. This paper aims to develop a framework in which BIM and a time-cost optimization model are integrated to optimize construction costs and the duration of large-span spatial steel structure projects. A real case study was conducted to verify the feasibility of the BIM-based time-cost optimization model in an airport terminal building, which was built with a large-span spatial steel structure. The results preliminarily support the reliability of the proposed BIM-based time-cost optimization model. The BIM-based time-cost optimization model will benefit construction planning for professionals and enrich relevant research on the application of BIM in large-span spatial steel structure projects. The steel structure is difficult to control budgets and progress. This paper is expected to be adopted for optimizing the time and cost plans for projects involving steel structures in airport terminal buildings.

      Abstract: This paper aims to explore the opportunities of integrating internet of things (IoT) with building information modelling (BIM) to support the digital transformation of facilities management (FM). In this regard, a conceptual framework is proposed to implement IoT-BIM-based smart FM in buildings. A semi-systematic literature review was conducted to examine the opportunities of integrating IoT-BIM-based smart FM. BIM models are seldom used during the operations stage, and the comprehensive digital information developed during the design and construction stage is not efficiently used throughout the building’s life cycle. Therefore, this paper suggests that IoT-BIM can be effectively integrated into six FM functions, namely, energy management, operations and maintenance management, space management, FM project management, emergency management and quality management. IoT-BIM provides a beneficial platform for the digital transformation in FM, optimising the effectiveness and efficiency of buildings. As a recent approach, the integration of BIM with IoT has created a new direction for moving from traditional FM to digitalise smart FM. However, the adaptation of IoT-BIM concept, particularly for FM, is yet to be explored. Hence, this paper contributes to the IoT-BIM research in the FM domain by highlighting six IoT-BIM-based smart FM for digital transformation in FM.

      Abstract: Facilities management (FM) has become a revolutionary profession, which adds value to the built environment. Compared to other industries, the development of the FM industry is at a preliminary stage owing to poor adaptation of digitalisation. Although FM procurement process has improved over time, it is still complex, inefficient and challenging with the lack of digital innovations. Blockchain technology has emerged as a revolutionary digital technology under “Procurement 4.0”. The purpose of this paper is to develop a framework that enables the effective use of blockchain technology for FM procurement process. Data collection using interviews was performed in two stages adopting a mono method qualitative methodological choice using case studies and survey strategies. Template analysis and content analysis techniques were used to analyse the collected data. Through the findings, main steps in the current FM process were identified. It was revealed, manual procurement has issues related to, efficiency, data security, communication and transparency. Similarly, e-procurement systems also have issues related to data security, poor integration and transparency. FM industry has identified the requirement of transforming into an advanced digitalised technology-based procurement system. This study revealed, blockchain features to overcome these issues and the application of blockchain technology in different steps of the procurement process through the developed framework. The developed framework offers a solution for the future technological transformation of FM procurement using blockchain technology.

  • Integrating BIM into sensor-based facilities management operations

      Abstract: To mitigate the problems in sensor-based facility management (FM) such as lack of detailed visual information about a built facility and the maintenance of large scale sensor deployments, an integrated data source for the facility’s life cycle should be used. Building information modeling (BIM) provides a useful visual model and database that can be used as a repository for all data captured or made during the facility’s life cycle. It can be used for modeling the sensing-based system for data collection, serving as a source of all information for smart objects such as the sensors used for that purpose. Although few studies have been conducted in integrating BIM with sensor-based monitoring system, providing an integrated platform using BIM for improving the communication between FMs and Internet of Things (IoT) companies in cases encountered failed sensors has received the least attention in the technical literature. Therefore, the purpose of this paper is to conceptualize and develop a BIM-based system architecture for fault detection and alert generation for malfunctioning FM sensors in smart IoT environments during the operational phase of a building to ensure minimal disruption to monitoring services. This paper describes an attempt to examine the applicability of BIM for an efficient sensor failure management system in smart IoT environments during the operational phase of a building. For this purpose, a seven-story office building with four typical types of FM-related sensors with all associated parameters was modeled in a commercial BIM platform. An integrated workflow was developed in Dynamo, a visual programming tool, to integrate the associated sensors maintenance-related information to a cloud-based tool to provide a fast and efficient communication platform between the building facility manager and IoT companies for intelligent sensor management. The information within BIM allows better and more effective decision-making for building facility managers. Integrating building and sensors information within BIM to a cloud-based system can facilitate better communication between the building facility manager and IoT company for an effective IoT system maintenance. Using a developed integrated workflow (including three specifically designed modules) in Dynamo, a visual programming tool, the system was able to automatically extract and send all essential information such as the type of failed sensors as well as their model and location to IoT companies in the event of sensor failure using a cloud database that is effective for the timely maintenance and replacement of sensors. The system developed in this study was implemented, and its capabilities were illustrated through a case study. The use of the developed system can help facility managers in taking timely actions in the event of any sensor failure and/or malfunction to ensure minimal disruption to monitoring services. However, there are some limitations in this work which are as follows: while the present study demonstrates the feasibility of using BIM in the maintenance planning of monitoring systems in the building, the developed workflow can be expanded by integrating some type of sensors like an occupancy sensor to the developed workflow to automatically record and identify the number of occupants (visitors) to prioritize the maintenance work; and the developed workflow can be integrated with the sensors’ data and some machine learning techniques to automatically identify the sensors’ malfunction and update the BIM model accordingly. Transferring the related information such as the room location, occupancy status, number of occupants, type and model of the sensor, sensor ID and required action from the BIM model to the cloud would be extremely helpful to the IoT companies to actually visualize workspaces in advance, and to plan for timely and effective decision-making without any physical inspection, and to support maintenance planning decisions, such as prioritizing maintenance works by considering different factors such as the importance of spaces and number of occupancies. The developed framework is also beneficial for preventive maintenance works. The system can be set up according to the maintenance and time-based expiration schedules, automatically sharing alerts with FMs and IoT maintenance contractors in advance about the IoT parts replacement. For effective predictive maintenance planning, machine learning techniques can be integrated into the developed workflow to efficiently predict the future condition of individual IoT components such as data loggers and sensors, etc. as well as MEP components. Lack of detailed visual information about a built facility can be a reason behind the inefficient management of a facility. Detecting and repairing failed sensors at the earliest possible time is critical to ensure the functional continuity of the monitoring systems. On the other hand, the maintenance of large-scale sensor deployments becomes a significant challenge. Despite its importance, few studies have been conducted in integrating BIM with a sensor-based monitoring system, providing an integrated platform using BIM for improving the communication between facility managers and IoT companies in cases encountered failed sensors. In this paper, a cloud-based BIM platform was developed for the maintenance and timely replacement of sensors which are critical to ensure minimal disruption to monitoring services in sensor-based FM.

      Abstract: The largest share of a building maintenance budget goes towards preventing or repairing building defects. Also, building defects shorten a building’s lifetime, impact the user’s safety and health, prevent the buildings from performing their functions well and repairing building defects generates waste. Therefore, this study aims to specify the factors that affecting the number of building defects and how to reduce their negative impacts. A case study was used as a research strategy and convergent parallel mixed methods were used as research design. Quantitative and qualitative data were collected concurrently, followed by independent analyses of the quantitative and qualitative data, and then merged the two sets of results according to the procedure of using the convergent parallel design. Descriptive statistics analysed quantitative data, whilst qualitative data was analysed by the content analysis technique. The findings of this study explored the factors that affect the number of defects in buildings, the significant factors were related to the building’s life cycle in terms of design, construction, operation and maintenance phase; relevant attributes were construction teams, building users and maintenance teams. The study also addressed the approaches to minimise the negative impacts of those factors. Their negative impacts mainly contributed to increased building defects that increase maintenance costs, affect users’ safety and health, reduce buildings’ lifespan and cause environmental impact due to resource extraction. The existing studies have not adequately addressed the significant factors that affect the number of building defects. Also, emerging technologies and environmental sustainability considerations related to building defects have not been linked in previous related work. Therefore, the present study has contributed to filling this gap.

  • The impact of manager’s personality traits on project success through
           affective professional commitment: the moderating role of organizational

      Abstract: The purpose of this study is to determine the effect of conscientiousness and extraversion personality traits on project success. The relationship is mediated by affective professional commitment, whilst the relationship between personality traits and project success is moderated by organizational project management maturity. The deductive approach is used to achieve the objectives of this study. Data were collected through a purposive sampling technique from 250 respondents with the help of questionnaires from information technology sectors. The structural equation modelling (SEM) in partial least squares-SEM and SPSS is used to analyse the data and to examine the hypothesis. The outcomes demonstrate the partial mediating impact of affective professional commitment between the relationship of conscientiousness and extraversion personalities with project success. Additionally, it proves the moderating effects of project management maturity between the relationship of conscientiousness and extraversion personalities with project success. This study reflects that employee personality appears to be a reliable indicator of how an employee is faithful to his profession. This faithfulness or duty decides the employee’s execution in terms of offering a successful project. Thus, achieving employee commitment needs to be done by completing the project successfully by the organizations in the presence of project management maturity systems. It is the first study of its kind to provide experimental proof of the impact of a manager’s personality traits on project success in the presence of affective professional commitment (mediator) and organizational project management maturity (moderator).

  • How auditor locality affects audit report timeliness

      Abstract: Despite extensive research on the determinates of audit report timeliness, there is limited empirical evidence on the effect of auditor locality on audit report timeliness. Therefore, this study aims to examine the relationship between auditor locality and audit report timeliness. Furthermore, this study investigates the moderating roles of audit committee, corporate governance and auditor quality in this relationship. In this study, the information of 157 companies listed on the Tehran Stock Exchange during the period 2013–2019 has been collected. Moreover, multivariate linear regressions were used to test the hypotheses. Findings show that in general, there is no significant relationship between auditor locality and audit report timeliness. However, empirical evidence suggests that in companies with specialized audit committees, strong corporate governance and high-quality auditors, auditor locality improves audit report timeliness. Overall, the results indicate that there are some circumstances in which auditor locality affects the audit report timeliness. Specifically, the association of auditor locality and audit report timeliness is conditional to audit committee, corporate governance and auditor quality.

      Abstract: The purpose of this paper is to review, evaluate and classify the academic research that has been published in facility layout problems (FLPs) and to analyse how researches and practices on FLPs are. The review is based on 166 papers published from 1953 to 2021 in international peer-reviewed journals. The literature review on FLPs is presented under broader headings of discrete space and continuous space FLPs. The important formulations of FLPs under static and dynamic environments represented in the discrete and continuous space are presented. The articles reported in the literature on various representations of facilities for the continuous space Unequal Area Facility Layout Problems (UA-FLPs) are summarized. Discussed and commented on adaptive and robust approaches for dynamic environment FLPs. Highlighted the application of meta-heuristic solution methods for FLPs of a larger size. It is found that most of the earlier research adopted the discrete space for the formulation of FLPs. This type of space representation for FLPs mostly assumes an equal area for all facilities. UA-FLPs represented in discrete space yield irregular shape facilities. It is also observed that the recent works consider the UA-FLPs in continuous space. The solution of continuous space UA-FLPs is more accurate and realistic. Some of the recent works on UA-FLPs consider the flexible bay structure (FBS) due to its advantages over the other representations. FBS helps the proper design of aisle structure in the detailed layout plan. Further, the recent articles reported in the literature consider the dynamic environment for both equal and unequal area FLPs to cope with the changing market environment. It is also found that FLPs are Non-deterministic Polynomial-complete problems, and hence, they set the challenges to researchers to develop efficient meta-heuristic methods to solve the bigger size FLPs in a reasonable time. Due to the extremely large number of papers on FLPs, a few papers may have inadvertently been missed. The facility layout design research domain is extremely vast which covers other areas such as cellular layouts, pick and drop points and aisle structure design. This research review on FLPs did not consider the papers published on cellular layouts, pick and drop points and aisle structure design. Despite the possibility of not being all-inclusive, the authors firmly believe that most of the papers published on FLPs are covered and the general picture presented on various approaches and parameters of FLPs in this paper are precise and trustworthy. To the best of the authors’ knowledge, this paper reviews and classifies the literature on FLPs for the first time under the broader headings of discrete space and continuous space representations. Many important formulations of FLPs under static and dynamic environments represented in the discrete and continuous space are presented. This paper also provides the observations from the literature review and identifies the prospective future directions.

  • Development of an inline inspection robot for the detection of pipeline

      Abstract: The purpose of this study is to develop a robot for non-destructive testing of the pipelines to improve its reliability and reduce the loss of products due to cracks, corrosions, etc. In this study, an inline inspection robot was developed for crack and corrosion detection in the pipeline. The developed robot consists of ultrasonic sensors to avoid obstacles, a visual aid with high resolution to view real time images and colour sensors for corrosion detection. The Autodesk inventor software was used for the drafting and solid modelling of the robot. A dummy pipe of 500 mm diameter and 2,000 mm length with induced cracks and corrosion was fabricated to test the robot. The colour sensors placed at each side of the robot were used to detect corrosion in the dummy pipe whilst the image processing was done to analyse the crack, as well as the type and depth of corrosion present in the dummy pipe. The results obtained show the ability of the developed robot to detect cracks and determine the crack growth in the pipeline in addition to its ability to determine corrosion. Hence, the study provides a diagnostic tool for detecting pipeline defects and analysing the extent of defects to determine the fatigue rate and the useful life of the pipeline. The novelties of this study is based on the fact that it was designed to avoid obstacles and check for cracks, leakage and corrosion in pipelines autonomously. It has visual aid that makes it possible to see the interior of the pipe. This makes it easier to identify the defect and the location of the defects before a catastrophic failure. The device is also equipped with sensors, which can detect defects and send the signal to a control system, as well as a Bluetooth device so the operator can have real time information about the state and integrity of the pipelines. The system is also integrated with a Bluetooth device, which permits its compatibility with Android and other mobile applications. Thus, the enabled user can send a command to query the state of the pipeline at any location with the feedback received in the form of short message service. Hence, this study offers contribution in the development of an independent (self-governing) system with the capability to autonomously detect defects in pipe walls and effectively communicate feedback to the authorised users. The prototype model for the evaluation of pipeline integrity will bring about a more proactive way to detect pipeline defects so that effort can be geared towards its restoration before it becomes a major problem, which will subsequently affect productivity and incur losses.

  • The importance of servicescapes in Maldivian higher education: application
           of the stimuli-organism-response(SOR) framework

      Abstract: This study aims to use the servicescape model of higher education environments to measure the students’ perceptions of the learning environment (classroom) and the effect this has on students’ learning ability. The present study follows the stimulus-organism-response paradigm framework. A self-administered and well-structured survey questionnaire is used to collect data. The snowball sampling technique is used to collect samples of 403 students belonging to Maldivian higher education institutions. Findings show that the physical appearances of these higher education institutions greatly influenced the pleasure dimension. Furthermore, pleasure is found to have a significant and positive relationship with the approach behaviour and engagement/involvement of the students. The main contribution of the study is that it successfully tests the “Eduscape” model adopted from the servicescape model, and thus helps to extend existing knowledge on the critical elements in the Maldivian higher education learning environments and student’s behaviour within them. The findings have implications for higher education institutions to improve their learning environments and better engage with their students.

  • Association between distribution centre design and contextual
           characteristics

      Abstract: This paper aims to examine the relationship between the main decisions for designing distribution centers (DCs) and the contextual characteristics of the distribution networks. Experts were surveyed and responses analyzed quantitatively through multivariate data techniques. This study considered four contextual characteristics that were deemed as influential for DC design: types of routes in the distribution network, quantity of DCs, distribution network levels and company size. This paper evidenced which decisions are affected by each contextual characteristic encompassed in this study. This paper identified that the characteristic types of route in the distribution network must be carefully considered, as it had the greatest amount of associations with the decisions for designing a DC. Despite its importance, most studies on design of DCs disregard the effect of the context in which DCs are inserted. This research provides arguments to support decision-making process of DCs design, increasing assertiveness of their planning. This work fulfills a literature gap by empirically examining the effect of contextual variables on the decisions related to DC design. Regarding practice, this paper addressed a fundamental issue for managers looking to design a DC, as it evidenced how contextual characteristics impact the decision-making.
