  • Factors influencing building refurbishment site managers’ waste
           management efforts

      Abstract: Journal of Facilities Management, Volume 15, Issue 4, Page 318-334, September 2017.
      Purpose This paper aims to analyse the factors influencing refurbishment site managers’ waste management efforts. Design/methodology/approach Twenty-seven semi-structured interviews were held with managers from two large contractors involved in housing and office refurbishment projects in Sweden. Also, a web and postal questionnaire survey was sent to 232 refurbishment site managers and received a 34 per cent response rate. Findings Site managers devise waste management strategies based on environmental inventories and project size. In smaller projects, waste contractors are employed only for physical activities rather than providing advice. Site managers’ waste management efforts are influenced by project-related factors, organizational and personal factors, technical factors, industry culture and legislation. The level of contract detail, specific client demands related to waste management and project size are important factors. Practical implications Policies and guidelines for projects of different sizes should be developed at least for large contractors; scale influences site managers’ waste strategies. Waste management efforts in refurbishment projects can be improved by addressing simple technical problems including providing clear labelling of containers and ensuring shelter from rain and snow. Originality/value This is a pioneer survey of refurbishment site manager opinions and practices. Inefficient waste management in building refurbishment projects can be costly and harmful to the environment. There are many opportunities to improve waste management efforts.

  • The characteristics to consider in municipal shared spaces

      Abstract: Journal of Facilities Management, Volume 15, Issue 4, Page 335-351, September 2017.
      Purpose The purpose of this study is through collaboration with practitioners to identify key characteristics of municipal shared spaces and, based on these, developing a guide for establishing a shared space in a municipal real-estate portfolio. Design/methodology/approach This paper builds on existing theory on the subject of shared space as well as the practical experience of professionals within the fields of property management, space management and facilities management. The guide presented is the result of data collected through case studies, interviews, surveys and literature reviews. This knowledge is combined with data collected through a workshop with practitioners from municipalities and the private sector, to provide a final guide that is directly applicable as a tool for working with shared space as a part of a property management strategy. Findings The result presented is a guide to establishing a shared space in a municipal real-estate portfolio, created in collaboration between researchers and practitioners. It provides an introduction to the topic and outlines a number of tasks that must be completed in different parts of a project, thereby providing a tool which practitioners can use to realise shared space as a strategy in the context of public real-estate management. Originality/value The guide presented is a first in connecting theory with practical application and through collaboration between researchers and practitioners, creating a tool to be used when working with shared space in a municipal real-estate portfolio.

      Purpose The complexity and criticality of healthcare services highlight the importance of maintenance management function in healthcare facilities. The purpose of this paper is to review the literature on maintenance management of healthcare facilities and hospital buildings to provide an organized literature review and identify gaps from the perspective of research and practice. Design/methodology/approach The paper categorizes the literature and adopts a review hierarchy according to maintenance management functions in hospital buildings. It explores the impact of those functions on the performance of maintenance activities in hospitals. Furthermore, it examines the role of information technology and automated decision support systems in facilitating hospital maintenance management functions and performance. Findings Literature on maintenance management in healthcare facilities and hospital buildings has so far been very limited. Recently published literature focusing on healthcare facilities management and its maintenance management functions is classified into various areas and sub-areas. The paper highlights gaps in the literature and suggests avenues for future research and improvements. Originality/value The paper contains a comprehensive listing of publications and their classifications according to various attributes. It will be useful for researchers, maintenance managers, practitioners and stakeholders concerned with facility management of hospital buildings.

  • Positioning the facilities manager’s role throughout the building
           lifecycle

      Purpose Facilities Management (FM) is a dynamic profession, which supports core business functions by creating cost-effective and risk-free built environment aligned with the strategic business directives throughout the building life cycle. This study aims to investigate and position the Facilities Manager’s role during building life cycle based on the stages of RIBA Plan of Work 2013. Design/methodology/approach A literature survey and in-depth interviews with experts were used to investigate the role of a Facilities Manager at the different stages of RIBA Plan of Work 2013. The gathered data were analysed using content analysis technique to explore the role of a Facilities Manager. Findings Research findings assert that advising the Client on cost-effective building expansion options as a vital role of a Facilities Manager at Strategic Definition stage. Further, briefing the Client’s requirement is a foremost undertaking of a Facilities Manager at Preparation and Brief stage. During the Concept Design and Developed Design stages, Facilities Manager plays a key role in value engineering exercises to ensure value for client's money and also prepares operations and maintenance strategies to be used at the In Use stage. Moreover, Facilities Manager must have a technical training on buildings, services and systems at Handover stage to manage them at the In Use stages. Originality/value The role of a Facilities Manager identified in this study can be used as a guide by the Clients and project teams in obtaining their services during the building life cycle to enhance building performance.

  • Investigating the major causes of scope creep in real estate construction
           projects in Ghana

      Purpose The purpose of this paper is to investigate the causes of scope creep on project completion in the real estate development industry in Ghana. Design/methodology/approach Both simple random sampling and convenience sampling techniques were used in selecting the respondents for the study. The respondents were experts working in the real estate development industry in Ghana. Findings Results from the study showed that the most critical factors that cause scope creep in the Ghanaian real estate development industry are client changes, unforeseen risks and unclear scope. Mitigating measures for addressing these factors were proposed. Research limitations/implications This paper is limited to causes of scope creep in the real estate development industry in Ghana based on data collected from only real estate development firms in Accra. Due to geographic constraints, the researcher was unable to sample real estate development companies across the entire country. The finding of this study may not be generalised since causes of scope creep can be unique to individual country contexts. Practical implication This paper has documented the critical causes of scope creep and its major impacts on project completion in the real estate development industry in Ghana. The results will help project managers in the industry to appreciate the causes of scope creep and its effect on project completion as well as increase the quality of economics on real estate management and reduce the costs and risks of housing of delivery in the country. Originality/value The paper examined the causes and mitigation of project scope creep in the Ghanaian context.

  • User requirement related performance attributes for government residential
           buildings

      Purpose Present research on assessing performance of residential buildings is done for specific purposes and not holistically. The indicators, factors and attributes considered for evaluation are not consistent and are broadly based on knowledge base of the author. The purpose of this research is to identify building performance attributes based on user requirement. Design/methodology/approach With ISO 6241-1984(E) as a basis for universal acceptance, user requirements have been listed and based on these user requirements, related building performance attributes have been identified. End-user satisfaction is of primary importance to gauge performance of a facility. A quantified approach in evaluation of performance of a facility will enable a facility manager to assess the efficacy of the present policies pertaining to operation and maintenance of the facility. It will also provide valuable inputs to policy makers in initiating measures toward the goal of achieving desired user satisfaction. Performance measurement is done to measure the value created by the services, to justify the investment made in creating the facility or to determine if any additional investments are required for improvement of the facility. Findings In this literature review, an attempt is made to identify user requirements based on an internationally renowned standard ISO 6241-1984 (E), as a base and group building performance attributes on these requirements. The identified attributes are grouped into physical, environmental and external factors for ease of garnering user satisfaction and subsequent flexibility in assessment of data based on requirement of the surveys carried out for evaluation. Research limitations/implications The identified list of user requirement-related building performance attributes is limited to government residential buildings. The research needs validation through a full-fledged user satisfaction survey. Practical implications It provides a comprehensive list of attributes for assessing performance from physical, environmental and external factors, enabling wholesome assessment of the performance of buildings. Moreover, as a universally accepted document ISO 6241-1984 (E), forms the basis of the paper, its application is not limited to a region. Originality/value Lot of research is happening in the field of assessing building performance. User satisfaction by virtue of being difficult to quantify, it has not found much favor till now. This attempt is to furnish a comprehensive list of building performance attributes that will enable a multipurpose survey which will not be based on perception of the researcher but on a universally accepted document. The premise of research is that end-user satisfaction is of primary importance to gauge performance of a facility.

  • The impact of workplaces and self-management practices on the productivity
           of knowledge workers

      Purpose This paper aims to explore the impact of workplaces, which support concentration and communication, and self-management practices on individual and team productivity. The underlying hypothesis is that the impact of these variables on the two levels of productivity (individual and team) and the two dimensions of productivity (quantity and quality) may be different. Design/methodology/approach The paper is based on survey data from 998 Finnish knowledge workers. Factor analysis was used to test the dimensions of the conceptual model. Insights into the impact of workplaces for concentration and communications and self-management practices on productivity were obtained by multiple-regression analyses. Findings The findings show that self-management practices have a larger impact on the quality and quantity of individual output and the quantity of team output than workplaces for communication and concentration. Improving self-management skills is key to increase all productivity dimensions and in particular the quality of the output. Practical implications This paper contributes to a better understanding of the impact of workplace characteristics and self-management practices on different levels and dimensions of productivity. It offers valuable lessons for managers, as they are able to recognize how productivity can be approached from several perspectives. Different dimensions can be enhanced using different workplace settings. For example, the quantitative output of employees can be increased by adding more space for concentration, while quantitative team productivity can be increased by providing appropriate space for collaboration. An important means to enhance a higher quality of the output is to improve self-management skills. The findings also suggest that collaboration between different disciplines – corporate management, corporate real estate management, human resource management and IT – is needed to optimize individual and team productivity. Originality/value This paper explores work environment experiences of Finnish office workers and connects both workplace appraisal and work practices to perceived productivity support, on individual level and team level. It also adds insights into the different impacts on quantity and quality.
