  • Building Information Modelling and vertical farming

      Abstract: Facilities, Volume 35, Issue 13/14, Page 710-724, October 2017.
      Purpose The UN statistics show that the world’s population is expected to be nine billion by the 2050. As a result, the food production must also be raised to 70 per cent or more. Vertical farming (VF) is an innovative and alternative approach to meet the challenges; however, its management will also be a challenge. This paper, therefore, shares the understanding of future food challenges and Building Information Modelling (BIM) and its application to manage the facility. Design/methodology/approach A conceptual digital prototype of a VF is developed in a BIM environment using design science. First, the data are collected from literature review and then analysed and simulated for optimum conditions in a BIM-enabled digital prototype. Findings The results showed that BIM to manage a VF has not been researched or explored yet. However, BIM has proven its numerous benefits to the architecture, engineering and construction and facility management industries, and it is a powerful solution to design and manage VF to solve future food production problems. Originality/value There is a very limited research on VF in the literature, and BIM for VF is also not discussed or researched yet. The originality and value of this research stems from both expanding BIM horizons and designing and managing VF.

  • The future of Big Data in facilities management: opportunities and
           challenges

      Purpose This paper aims to explore the current condition of the Big Data concept with its related barriers, drivers, opportunities and perceptions in the architecture, engineering and construction (AEC) industry with an emphasis on facilities management (FM). Design/methodology/approach Following a comprehensive literature review, the Big Data concept was investigated through two scoping workshops with industry experts and academics. Findings The value in data analytics and Big Data is perceived by the industry, yet the industry needs guidance and leadership. Also, the industry recognises the imbalance between data capturing and data analytics. Large IT vendors’ developing AEC industry-focused analytics solutions and better interoperability among different vendors are needed. The general concerns for Big Data analytics mostly apply to the AEC industry as well. Additionally, however, the industry suffers from a structural fragmentation for data integration with many small-sized companies operating in its supply chains. This paper also identifies a number of drivers, challenges and way-forwards that calls for future actions for Big Data in FM in the AEC industry. Originality/value The nature of data in the business world has dramatically changed over the past 20 years. This phenomenon is often broadly dubbed as “Big Data” with its distinctive characteristics, opportunities and challenges. Some industries have already started to effectively exploit “Big Data” in their business operations. However, despite many perceived benefits, the AEC industry has been slow in discussing and adopting the Big Data concept. Empirical research efforts investigating Big Data for the AEC industry are also scarce. This paper aims at outlining the benefits, challenges and future directions (what to do) for Big Data in the AEC industry with an FM focus.

  • Using big data to improve the performance management: a case study from
           the UAE FM industry

      Purpose This paper aims to explore how big data analytics (BDA) collected and stored through specific data software [Construction Operations Building Information Exchange [COBie], integrated workplace management systems [IWMS], computer aided facilities management (CAFM), etc.] can play an essential role in improving the performance management system in the facility management (FM) industry. It defines the big data components and explores the benefit of BDA in any business through an extensive literature review and a pilot case study in the UAE. Design/methodology/approach The research was carried out based on a qualitative approach. It attempts to identify through a case study how the data collected and the technologies that go along with will increase the functionality and the efficiency of the FM services. The research studies the implementation of a big FM organization, hereafter referred as “M” of software that exports the data collected from COBie and the computer aided facilities management (CAFM) system and shapes them into input to improve the performance of the FM service providers. The study includes two components in anticipation of providing a complete picture: first, five semi-structured interviews with industry experts and company employees representing the hierarchy of the staff, i.e. top, middle and operational levels; one director, two managers and two operational-level employees were interviewed to determine the current situation of the company in terms of BDA; and second, detailed documents and archives records review for the data collected on a randomly chosen sample of facilities for the period 2013-2015. The interviews were designed to achieve two specific objectives. Primarily, they were aimed at collecting empirical evidence on the existing status of big data within the UAE FM context and at investigating the importance of the data collected for performance measurement in the industry as supported in the literature. Second, these interviews sought to identify any critical issues that need to be addressed within the data collection process when devising the big data platform for FM. Findings The paper seeks to provide a guideline to the service providers in the FM market to understand the importance of big data to be shared from the design and construction to the operational phase as it improves their operational performance. Originality/value This paper studies the impact of big data on the FM performance management, a very recent topic where only few researches were conducted earlier.

  • An intelligent hot-desking model harnessing the power of occupancy sensing
           data

      Purpose The purpose of this paper is to develop a model to harness occupancy sensing in a commercial hot-desking environment. Hot-desking is a method of office resource management designed to reduce the real estate costs of professional practices. However, the shortcoming is often in the suitability and appropriateness of allocated work environments. The Internet of Things could produce new data sets in the office at a resolution, speed and validity of which that they could be factored into desk-allocation, distributing seats based on appropriate noise levels, stay length, equipment requirements, previous presence and proximity to others working on the same project, among many others. Design/methodology/approach The study utilises primary data from a commercial office environment in Central London (numerical building system data and semi-structured interviews) to feed a discrete events simulator. To test the hypothesis, the authors look at the potential for intelligent hot-desking to use “work type” data to improve the distribution of individuals in the office, increasing productivity through the creation of positive “work type environments” – where those working on specific tasks perform better when grouped with others doing the same task. The simulation runs for a typical work day, and the authors compare the intelligent hot-desking arrangement to a base case. Findings The study shows that sensor data can be used for desk allocation in a hot-desking environment utilising activity-based working, with results that outweigh the costs of occupancy detection. The authors are not only able to optimise desk utilisation based on quality occupancy data but also demonstrate how overall productivity increases as individuals are allocated desks of their preference as much as possible among other enabling optimisations that can be applied. Moreover, the authors explore how an increase in occupancy data collection in the private sector could have key advantages for the business as an organization and the city as a whole. Research limitations/implications The research explores only one possible incarnation of intelligent hot-desking, and the authors presume that all data have already been collected, and while not insurmountable, they do not discuss the technical or cultural difficulties to this end. Furthermore, final examination of the productivity benefit – because of the difficulty in defining and measuring the concept – is exploratory rather than definitive. This research suggests that not only human-centric smart building research should be prioritised over energy or space-based themes but also large-scale private sector collection of occupancy data may be imminent, and its potential should be examined. Practical implications Findings strongly suggest that the hot-desking may cost more in lost productivity than it gains in reduced rental costs and as such many commercial offices should revaluate the transition, particularly with a view to facilitate intelligent hot-desking. Companies should begin to think strategically about the wider benefits of collecting occupancy data across their real estate portfolio, rather than reviewing use cases in silos. Finally, cities should consider scenarios of widespread collection of occupancy data in the private sector, examining the value these data have to city systems such as transport, and how the city might procure it for these ends. Social implications This paper raises positive and negative social concerns. The value in occupancy data suggested herein, bringing with it the implication it should be collected en mass, has a noted concern that this brings privacy concerns. As such, policy and regulation should heed that current standards should be reviewed to ensure they are sufficient to protect those in offices from being unfairly discriminated, spied or exploited through occupancy data. However, the improved use of occupancy data improving workplaces could indeed make them more enjoyable places to work, and have the potential to become a staple in company’s corporate social responsibility policies. Originality/value This paper fulfils an identified need for better understanding the specific uses of occupancy data in the smart building mantra. Several sources suggest the current research focus on energy and rental costs is misguided when the holistic cost of an office is considered, and concepts related to staff – although less understood – may have an order of magnitude bigger impact. This research supports this hypothesis through the example of intelligent hot-desking. The value of this paper lies in redirecting industry and research towards the considering occupancy data in smart building uses cases including – but not limited to– intelligent hot-desking.

  • Spoken dialogue BIM systems – an application of big data in
           construction

      Purpose With the rapid development in the internet technologies, the applications of big data in construction have seen considerable attention. Currently, there are many input/output modes of capturing construction knowledge related to all construction stages. On the other hand, building information modelling (BIM) systems have been developed to help in storing various structured data of buildings. However, these systems cannot fully capture the knowledge and unstructured data used in the operation of building systems in a usable format that uses the intelligent capabilities of BIM systems. Therefore, this research aims to adopt the concept of big data and develop a spoken dialogue BIM system to capture buildings operation knowledge, particularly for building maintenance and refurbishment. Design/methodology/approach The proposed system integrates cloud-based spoken dialogue system and case-based reasoning BIM system. Findings The system acts as an interactive expert agent that seeks answers from the user for questions specific to building maintenance problems and helps searching for solutions from previously stored knowledge cases. The practices of monitoring and maintaining buildings performance can be more efficient by the retrieval of relevant solutions from the captured knowledge to new problems when maintaining buildings components. The developed system enables easier capture and search for solutions to new problems with a more comprehensive retrieval of information. Originality/value Capturing multi-modes data into BIM systems using the cloud-based spoken dialogue systems will help construction teams use the high volume of data generated over building lifecycle and search for the most suitable solutions for maintenance problems. This new area of research also contributes to the current BIM systems by advancing their capabilities to instantly capture and retrieve knowledge of operations instead of only information.

  • Analysis of basic building performance data for identification of
           performance issues

      Purpose The aim of this paper is to demonstrate the use of historical building performance data to identify potential issues with the build quality and operation of a building, as a means of narrowing the scope of in-depth further review. Design/methodology/approach The response of a room to the difference between internal and external temperatures is used to demonstrate patterns in thermal response across monitored rooms in a single building, to clearly show where rooms are under-performing in terms of their ability to retain heat during unconditioned hours. This procedure is applied to three buildings of different types, identifying the scope and limitation of this method and indicating areas of building performance deficiency. Findings The response of a single space to changing internal and external temperatures can be used to determine whether it responds differently to other monitored buildings. Spaces where thermal bridging and changes in use from design were encountered exhibit noticeably different responses. Research limitations/implications Application of this methodology is limited to buildings where temperature monitoring is undertaken both internally for a variety of spaces, and externally, and where knowledge of the uses of monitored spaces is available. Naturally ventilated buildings would be more suitable for analysis using this method. Originality/value This paper contributes to the understanding of building energy performance from a data-driven perspective, to the knowledge on the disparity between building design intent and reality, and to the use of basic commonly recorded performance metrics for analysis of potentially detrimental building performance issues.

  • Leveraging BIM and Big Data to deliver well maintained highways

      Purpose Effective management of highways requires management of diverse data sets including traffic volume data, roadway, and road edge and road-side data. Like all major infrastructure clients, highways administration authorities are under pressure to use such platforms for better management of data that, in addition to creating other opportunities, allows improved life cycle management of asset data and predictive analytics. This paper aims to review such opportunities and the value that can be generated through integrated life cycle data management by leveraging Big Data and building information modelling (BIM). Design/methodology/approach A literature review is initially performed to systematically gather information to identify and understand BIM as a collaborative platform. Data management applications in other industries are also reviewed. Interviews were conducted and two industry workshops were organised to understand BIM implementation challenges within highways development projects and the role BIM can play in bridging inefficiencies resulting from loss of information at handover phases. The overall understanding lead to drawing up user needs, gathering system requirements and eventually a system architecture design to promote efficient information management throughout the asset lifecycle. Findings It is observed that data from the design and construction phases of projects can be used to inform asset registers from an earlier stage. This information can be used to plan maintenance schedules. Moreover, it can also be integrated with data generated from numerous other sensors to develop a better picture of network operations and support key decision-making. Effective road network management involves collection and analysis of huge data from a variety of sources including sensors, mobiles, assets and Open Data. Recent growth in Big Data analytics and data integration technologies provides new opportunities to optimise operations of highways infrastructure. Research limitations/implications The system architecture designed for this research is translated into a prototype system as a proof of concept. However, it needs to be tested and validated by end users to be transformed into a useful solution for the industry. Originality/value This paper provides an enhanced understanding of new opportunities created to optimise operations of highways infrastructure using the recent growth in Big Data analytics and data integration technologies.
